To any and all who take their time to read this, I say thank you in advance for your time. I have a few questions and hope any one out here can help me. My wife and I presently live and work in NYC & reside in Staten Island(borough of NYC). I am looking at retiring in a few years from NYC, with a pension of about $ 85,000 per year(law enforcement)+$25,000 per year( income from property).My education is a Masters of science in Homeland Security(John Jay College) and working on my second Masters of science in Nursing (Nurse practitioner). I presently work full time in NYC& part time as an RN, in a hospital 2 days per week. My wife works in the NYS Court System as a staff analyst teaching statistics, earning about$80,000 per year. She holds a Master in Mathmatics and teaches part time, on weekends. If we did purchase property we are looking at selling a house we have already, and looking at a down payment of about$250,000. We are looking at many areas across the US, and Alexandria & Arlington, Virginia caught our eyes, when we have visited. Nice people, quaint streets, little pricey(like NYC). My questions are as follows
1) With our education and experience can we find work in our fields? I as a Nurse Practitioner and my wife as a teacher/ assistant professor.
2) Noticed Crime In D.C. is very high, but how safe is Alexandria & Arlington, since they are close to D.C.?
3) How is the state of Virginia on taxing my pension, earned in another state? In NYS I do not pay taxes(except federal) on my pension since it was already paid, while earning pension.
4) Looking into living in the city area(close to everything) and purchasing if desired a condo, noticed some HOA fees are high, what is the average and what can we expect it to include( heat, water, snow removal, etc)
5)Understand traffic in and around D.C. area is bad, how dependable is the Metro( bus and train) and hours of operation?
6)(Very Important) Has anyone moved from the NYC to the D.C. area, how was it different, better or worse?
7) We are still young(early 40's for wife and I)How is the nightlife in the D.C area clubs, restaurants, bars,etc
8) If we did purchase property, we would be looking in and around the $600,000-$850,000 after getting employment, in the area and living there to see if we like it. What areas should we check in Arlington & Alexandria?

Wow, you guys are jack/jill of all trades! I'll start off with some answers, hopefully others can fill in the gaps.

I am currently getting my masters in secondary math education, and expect to easily find work in Fairfax County (right next to Arlington/Alexandria). I have not looked closely into the hiring statistics for Arl/Alex, but math is generally a good place to be. Your wife will want to look into transferring her credentials down here--I believe it's $100 and a handful of forms, plus possibly a few tests depending what she had to take for NY. If she's only looking at junior colleges (as opposed to high school), then I don't know about the outlook at all. I'd check out the NOVA website (nvcc.edu) and see if you can find anything.

2) Noticed Crime In D.C. is very high, but how safe is Alexandria & Arlington, since they are close to D.C.?

Arlington and Alexandria are, by and large, quite safe. They have you common petty crimes--car burglaries, some vandalism, etc, but the murders and such that you hear about in DC don't really come down into Virginia. That said, they are still semi-urban environments, so if you're living in the heart of the cities it is wise to use common sense--not walking alone at night, not leaving things in your car, etc.

4) Looking into living in the city area(close to everything) and purchasing if desired a condo, noticed some HOA fees are high, what is the average and what can we expect it to include( heat, water, snow removal, etc)

There doesn't seem to be an average. It's very condo specific. You need to research individual units. I looked at townhouses briefly when we were considering buying a year or two ago, and found anything from $150/quarter to $300/month.

5)Understand traffic in and around D.C. area is bad, how dependable is the Metro( bus and train) and hours of operation?

In general, the metro is pretty dependable, barring construction projects. (Metro escalators are another story) You can check Metro - Home page for time tables and estimated travel times. The buses are getting better. I believe they recently implemented tracking capabilities for your phone, so you can see when the next bus is arriving. On weekdays trains run from 5 am till midnight, and on weekends from 7 am to 2 am.

6)(Very Important) Has anyone moved from the NYC to the D.C. area, how was it different, better or worse?

I haven't but a close friend just did. He says, quite frankly, that DC is dull compared to NYC. But he's also 25 and at the height of partying and living it up there, and he moved to McLean, which is complete suburbia. I think if he had moved to down town DC he would have enjoyed it more.

7) We are still young(early 40's for wife and I)How is the nightlife in the D.C area clubs, restaurants, bars,etc

It's there. Northern Virginia is pretty stereotypical suburbia with chain restaurants, but there are a handful of unique local places that you'll find after being here a while. Old Town Alexandria has a lot of cute bars and restaurants, and Arlington has a ton of bars and a few places with bands and dancing. There's a lot more of it in down town DC if you can motivate yourself to get down there

Depends what you're looking for. What are your must haves? A condo? Townhouse? Size/age of property? Amenities? Walking to certain things? Near public transportation? Etc, etc.

Cali the information you just gave me, is great thank you so much. Have been to Alexandria many times and did go with my father many years ago to Arlington, for military. Loved both areas. Thanks again for the information, it is appreciated.
