My daughter and her husband are interested in a home in the Agnewville/Lake Omiscol section of Lakeridge. The area is btw Old Bridge and Minnieville Rds. They have no children presently but preferably would want to be in an area within walking distance of an elementary school. The closest elementary school I found on an online map is Lakeridge ES, a considerable distance away. Are children bused to ESs in PWC? Here in W. Springfield I'm used to an ES within a mile or so of every home. Any comments regarding the quality of pre-middle school education in the county and that area; the pride of ownership of the citizenry in that area; and any other relevant comments you may want to volunteer. It appears that Tackets Mill is the neighborhood shopping center serving much of Lakeridge. The Potomac Mills area is within a short car ride. Homes and real estate taxes in the area appear much lower than W. Springfield.

Lake Ridge is an amenity filled community with 6 pools, tot lots and lots of other activities. It is a short drive to Potomac Mills where most of the shopping is located. Tacketts Mill is a strip mall with a Safeway (Grocery) and a few other stores there are also other grocery stores in a short drive. Most students in PWC are bussed to the area schools although Lake Ridge does have quite a bit of walkers to and from school if they live within a certain distance.

Homes and taxes are cheaper in 22192 while still having good access to commuting options. Obviously you give up on commuting time for inexpensive housing.

Agree with this entire post. It's on the rare side to walk to an elementary school; however, students who attend Springwoods Elementary can walk. There are three to four other elementary schools within Lakeride proper that have their share of walkers (Westridge, Antietam, Rockledge, and I'm forgetting one I know it). These elementary schools are situated right in large neighborhoods. The Lake Omisol neighbhorhood is nice and full of custom built homes. It is not a high density neighborhood and has no elementary school within it. You will find that in Prince William County, since we are not as densely packed as Fairfax, that land is bought for elementary schools and not necessarily have houses crowded in around them.

I doubt anyone really shops at Tacketts Mill except for the occasional convenience item (I do get my hair cut there). Potomac Mills and the areas around it are the shopping areas. This area is not walkable. You will drive to what you want to do but in that regard it does not differ from W. Springfield.
