Hi. I'm selling a home. There's a deck and my agent is saying the wobbly railing will be an issue during the home inspection. It's not that bad..using regular pressure the right end of the railing that's not attached to anything will move forward 3" max. Does anyone know if this is an issue in Virginia that I will be expected to fix?

Buy some screws and take five minutes to fix it.

Fix it. You know it's a problem, ignoring something like this puts all the liability on you. Easy fix. And the appraiser my require it.

3" is a pretty big movement for a deck railing that's not supposed to move at all...

This has NOTHING to do with VA. This has everything to do with the home inspector who is working for the buyer. If you know it will be an issue, it will be, get it fixed now and not wait until after the inspection to get it fixed. The longer that list of items that you have the more a person may question the purchase. There will be items found. My guess will be some minor electrical fault somewhere and at least one toilet not properly tightened at the very least.

This is a cheap fix. If you leave it you may get a picky buyer who will demand you replace the whole railing when it shows up on the inspection report. It's wise to go through the house and take care of all the minor issues before the buyer's inspector walks through.
