Hey all,
My wife and I were looking at buying a place in 20166 close to Ox Road and Rock Hills Dr and we were wanting to know if this area was a good area in Sterling? I've read the discussions on Sterling Park, Sugarland Run, and others but I dont know what you'd call this area and whether it's a good place for us? We have no kids but kids might come in a year or 2.

That's practically Herndon. It's Sterling, but I think it's too far south to be considered part of Sterling Park.

20166 is generally referred to as Sterling in the residential areas, Dulles in the office parks. But don't ever tell anyone in 20165 they live in Sterling even though that's their mailing address. They will scream that they live in "Potomac Falls", as if their identity changes dramatically based on the whims of the USPS.

That area is fine, but you might want to look up the test scores of the schools you'd be districted into to see if it's a perfect fit.

Walk around the area, talk to the residents, get a feel for the community. It is a very convenient area for commuting. There is a commercial and light industrial area there which does affect the value of the homes. By the way, I live in 20165 and I call it Sterling.

I lived in 20164 for 20 years and it is called Sterling. My house was new and in its own development and very close to Sterling Park. Sterling Park is the older neighborhood off of Sterling Blvd between Rte 7 and Rte 28. Most newcomers made fun of it because it was older (1960s-70s) and kind of trashy. But like everywhere else, the demographics are changing and homeowners have been renovating/upgrading their houses. Some people in Sterling get very uptight if someone insinuates that they live in Sterling Park.

The area you described is new building; used to be a really big horse farm on that corner. As someone mentioned, take a look and see how it feels. Good luck!

Yes, it is a very good area but noise from Dulles Airport MAY have a slightly negative affect on the quality of life. I lived in Northern VA in 2004 and lived a little further north near the Dulles Town Center. All of that area is nice, really, and very family friendly. PS. I think you meant Old Ox Road.

20166 is actually part of Sterling, but has a "Dulles, VA" address. My now-defunct employer's official address was 515 Shaw Rd. Dulles, VA 20166. Interesting.
