Hello all,

My company recently moved from Long Island to Centreville and as a result, so am I. I've been down to the area for one weekend so far and my fiancee and I absolutely loved it. We're looking at purchasing a home in Gainesville/Bristow/Haymarket, but I just had some questions/assumptions that i made that i would like to confirm:

-Are there any areas of Gainesville/Bristow/Haymarket that people just sort of know to avoid? Here on Long Island the majority of areas look real nice, but then there are spots that you definitely don't want to live in and for the most part, everyone who lives here knows to stay away from. When we visited the area everything seemed so clean and well kept that i don't think this will be a problem but i just wanted to double check.

-How is the commute from Gainesville/Bristow/Haymarket to Centreville? Im estimating anywhere between 20-45 mins based on traffic, is that about right?

-There seems to be a constant supply of housing in the area, is it just because of a high turnover rate due to government/contract jobs? Ignoring the short sales/foreclosures market since i really don't think i want to get involved with one of those.

-Aside from property tax and the personal property tax, is there anything else that pops up that i should be aware of? Right now i'm paying 7,000 a year in property tax on a 1400 sq ft ranch, so as long as my total tax levy is under that i'll be a happy camper. Also, my car insurance is 100/mo (27 years old with a spotless record) and 120/mo in home insurance, i assume that these will be cheaper there?

I can only make a suggestion about the commute...do a mapquest search see what the driving time is a double it....The morning commute from Gainsville east bound is going to be heavy...and it will be heavy in the evening going the other way.

The commuting hours here start very early....I leave my house before 6AM and I have lots of friends on 66 East...

Thanks for the information, that actually doesn't sound so bad. Mapquest puts it at about 15-20 minutes, so if doubling it is a good indication then i'd be right around 30-40 minutes which works for me and is similar to my current commute.

Hello! Welcome to the area!! I *love* it here. Coming from New Mexico and Florida before that, it is my favorite place so far. We looked in the Haymarket, Bristow, Gainesville area ourselves. We ended up buying in Haymarket. It is so quiet on this side of 66 and it is just a hop for my husband to get on 66 in the mornings. I honestly cant think of anywhere in this area that is "bad". We looked in MANY areas.... From Dominion Valley and Piedmont to Victory Lakes and Morris Farm.. and every place in between it seems! What is your price range?

I will say the commute to Centreville will be a breeze! My husband would kill for that commute! Traffic is worse than anything you can imagine here but from Gainesville to Centreville? Nah... walk in the park. It will be fine. PM me is you have any questions. I did extensive research on this area before moving here.... schools included.
