We just bought a house in a part of LoCo that has next to no available inventory. Jumped in the second we saw the house. So 'I'm curious to hear about this as well. Is this in a certain price range?

In his original post, he mentioned Loudoun Valley Estates and the Preserve at Goose Creek. Preserve at Goose Creek and Goose Creek Village are on Belmont Ridge, straddling the Greenway. Loudoun Valley Estates is east of Brambleton. There are lots of homes under construction out here.

When Cascades was built the THs were selling for $200K and higher. It was not $150K as stated in your post. I know because I visited a lot of the model homes. I dont remember the base price of the SFHs.

Most areas in Loudoun have a new community being built or coming up in the next 12 to 16 months:

M/I Homes: Ashburn Place - off Ashburn Road
M/I Homes: Station View - off Ryan Road
KHOV: Rasberry Falls - north of Leesburg
DR Horton - Alexanders Chase - Corner of Belmont Ridge Road and Croson lane.
Lennar - The Preserve at Goose Creek - BR Road and Dulles Greenway
Toll Brothers - Loudoun Valley - ongoing construction for next 4 years.

I am missing some new developments, but I am sure others on this forum can fill in the blanks.

I'm sorry, but your memory regarding Cascades is incorrect. I just picked a townhouse that's up for sale right now at random, and ran a search on it. When it was built it sold for $169,940.

47618 Comer Sq, Sterling, VA 20165 - Zillow

Also, Loudoun is a big county. There may be developments being built in Ashburn and Leesburg, but that doesn't mean there is an oversupply of inventory for the entire county (or even for those specific communities).

LOL every once in awhile we get a poster who thinks he can manipulate home prices by trying to discourage other people from buying in a certain area. Sometimes they claim "knowledge" that prices are about to plummet or there's about to be a flood of foreclosures or there's about to be an over supply, etc. Nice try. I always wish these posters well, since I'd love to see prices fall here, but to be honest I haven't seen this ploy work yet. OTOH, while I don't find the new developments worrisome it would be fine by me to see fewer being built right now until we see if people are going to continue moving here in droves as they have been so far.

A friend of mine is an original owner of a townhouser in Cascades, paid $140K.

agree, while they is alot of development in eastern Loudoun, west of Leesburg is not nearly as heavy with new homes. I don't think you can speak for the whole of Loudoun county, when speaking about Dulles/Ashburn and parts of Leesburg.

We bought in Cascades in 1992, our house had been a model home and was built in 1989. We paid $324,900 for a house with over 3400 sq ft on the two upper levels, the basement was 1700 sq ft unfinished. The townhouses across Cascades Parkway near Potowmack Elementary were selling in the $160K range. They had 1 car garages, so a townhouse without a garage selling for $150K is certainly a possibility.
