My husband and I found a nice new subdivision being built in Manassas city called "Villages Of Wellington" its located not far from the VRE and local grocery stores.

It seems like a nice area to live. This would be our first home. The builder we plan to go with is Richmond American Homes.

My questions:
Does anyone know if "Richmond American Homes" are good builders with little problems?

Is anybody familiar with Villages Of Wellington subdivision in Virginia..if so, is it a safe place to live?

This is a brand new subdivision so it being safe is still an unknown. But, the area around it is known as a pretty quiet area. The apt complex across 234 has the occasional issue but nothing too serious. The areas around it are nice and quiet and I would imagine this new development won't be any different. I've never used this builder but they've been around building homes for a long time so they must be doing something right.

My wife and I just visited that subdivision last month it's a really nice area, but the problem that I find with it, is that it is in the city of Manassas as opposed to Prince William County and it doesn't have a playground for kids to play at (instead there is a park down the street that they encourage people to use). The schools in the city are not up to par with PWC schools. I know Round Elementary, which is what it is district in, is a good school, but after that the schools are not great. As far as my research has found, that area seems to be really safe, and they have nice shopping center behind it with a Giant, Burger King, and some other things. If you have kids, I don't know how good an idea it would be to move there but that's just my opinion.

After reading these reviews I would be more afraid of the builder you are using than the area the home is being built in!!!!!!!!! Consumer Complaints about Richmond American

The area seems quiet and nice. Right now, we don't have any kids. So, the school issue will become important further down the line for us. I also read over the consumer complaints about Richmond American Homes...and that does gives us pause about buying a home from them. However, I looked at other developers and they seem to have about the same kind of complaints. The best way we can protect ourselves is get our own inspector before closing to go over our home.

No matter who you pick as a builder for a home...you will find someone or somebody that felt they were screwed over by said builder. Were still looking at other properties but if we go with Richmond homes we'll most likely have to be very careful in dealing with these people.

I don't know of any builder that doesn't get complaints. My brother and his wife live in the general area there and they love it.

Oh yeah I forgot to mention that the gentlemen that walked us around (his name was Phil) informed us that Richmond American also brought land around the Signal Hill area over near the new shopping center with the Harris Teeter. He said they are scheduled to break ground in November. If you are still looking by then, that is at least another development that they are going to have.

I lived in Sheffield Manor in Bristow and have been in a lot of these homes built by Richmond American and I wasn't impressed to say the least. Lanier Farms which is next to Sheffield Manor has some new builds that Richmond has done as well. I would take the time to visit any homes on the market in these two neighborhoods to give you an idea of the quality and not to rely on the model home.
