I grew up in Houston and outside Houston and I'd say the Houston traffic rivals the DC traffic. And even growing up in the 70's my parents and many other people chose to live outside Houston where their commute was 45 minutes to an hour. So in that respect the DC metro area won't be a total shock to you in terms of driving and living out. And Gainesville to Fairfax is certainly doable.

I drove through Gainesville on my way to my son's in Warrenton. Some really nice subdivisions. There are also some one exit down where 15 crosses 66. And those are right off the freeway so pretty easy access.
