UPDATE: Sorry for wasting everyone's time. Because we just found out that the rental house we wanted already has a contract on it. So it looks like my husband is going to go down and stay at his mom's place after all. In a way I am relieved. I was feeling very rushed to run down there, pack up this place and put it on the market. At least it buys me some time. I know it's going to be hard with me and the kids by ourselves, but I'll handle it. And I have lots of good friends who can help me. Thanks for all of your input. I've been stressing about this for the past couple of weeks. Now I feel like I have time to get everything together.

Thanks for the update. I'm glad you're going to have a little more time to handle this and FWIW I don't think this topic was a waste of time. It was very interesting and lots of other people have similar questions.

Hardly a waste of time! As Caladium said, so many people face this issue all-the-time, and often in northern Virginia, so this is the perfect type of "what if" exercise to post on C-D.

And I like to think of the rental house not being available as a sign and I'm glad you have more time and can be a little more stress-free.

I am selling a home as well, although my preference would be to wait.

I think it is a real buyer's market and will continue to be for a while. A recent bloomberg article said buying a home is "almost a no lose" - Moderator cut: Sorry, you still cannot link to your own blog

Most families base their moving decisions on the school calendar. They don't want to uproot the kids from school mid-year. Better to make a clean break at the end of the year so you want to market your home in May and price it right the first time.

I've been reading this thread with interest since our family is in a similar boat, except I'm down in NOVA living with relatives while my H and 2 kids are in NJ. We're breaking our backs to try to get our house on the market by mid-October, but I'm not sure how possible it will be to sell going into the winter season. Ideally we'd like to move over winter break so all of us can be together in DC. However, if the house doesn't sell I'm not sure we can afford that option. Feeling blue about being separated from them until May or June...

One thought I've had is to rent something really small down here wherever we decide to move so the kids can start school. I'm not sure we can even afford that sort of rental in a community we'd want for the schools, but it's an option to consider...
