Wondering if anyone is familiar w/ this development or builder (Birchwood Park Homes, IIRC). We'd ruled out new construction but are now considering it. Thought there was something about new lots having a large acreage requirement in Loudoun but these seem to be 3+ acres so wonder how they got around that? grandfathered in perhaps? Anyone know about that requirement, or maybe I just heard it as a proposed idea.

it seems to have no HOA which is a plus in my opinion. the smallest model ("Lennox"?) is listed at 460. that's probably our budget, and our realtor thought would probably be baseline, and that upgrades would be lots of upcharges. there's an "expanded plan" of that model but I'm guessing it's $$$ more.

just wondering - we're in Countryside in Sterling now and really like it but would like more house and land space (chickens, maybe goats?). thanks for any thoughts!

Hasn't that community been around for several years? We looked at a house there three or four years ago and it had been built a few years prior to that time. The neighborhood may have begun before the change in zoning laws. Those laws changed only a few years ago. It seems like a nice neighborhood. LOTS of people in western Loudoun have chickens. Some have goats but not sure that would work if everyone has only three acres.

If you haven't seen Lincoln, and Lincoln elementary school, you should. I recently took some pictures of it. The school goes back to the 1800's. I think Oak Knolls feeds to Lincoln.

You're right too about the ''base price''. Everything will be extra. But you might be able to make some deals with the builder.

Denton, thanks, for both the frankly listing (never searched like that before - helpful!) and also the zoning law info. So it was not just proposed, but passed. Not certain about the details, but it appeals to me in that I like the idea of preserving western Loudoun as a more rural area but sort of feel hypocritical buying a 3 acre lot at the same time. funny. depending on the available forage, I think goats can flourish on even an acre or so. need to do more research. Some homes we've looked at already have animal housing built so that's a plus over new construction. anyway, we're going to look more into it - looks like a nice location. I will also look at Lincoln ES - sounds really cool. thanks again!
