It sounds like you need a better PM. If they know that another adult has moved in, they should let the tenants know that only authorized adults are allowed to live permanently at the residence. Otherwise they are violating the lease (if the lease specifies that). If they are violating the lease, then the PM can send a notice that they are violating the lease and they must correct the issue in a certain amount of time or will face eviction. Most leases allow friends family to visit, but they shouldn't be living there permanently.

Now you can allow that 4th person to live there if you want, but they should go through a background check too. You have no clue if that 4th person is a criminal or sex offender, something a background check may show and have disqualified them from living at your rental in the first place.

I just emailed her. This is my first rental (my last I hope) and didn't even think abt that! I know the lease that we signed in FL even included my minor child so I requested for the lease that the tenant signed and emailed her at the background and all. Let's see what the PM says. It's been since Sept. when they moved in. This is a nightmare. I asked a handyman I know and can trust to replace all the batteries (including the basement) and hopefully that's it. The PM said that the tenant replaced the batteries themselves and might have bought it at a discount store. So, i'm hoping if all batteries are changed it will stop going off! Thanks.
