What's your definition of "good schools/neighborhoods"? When you compare Fredericksburg schools to surrounding counties, there will be differences...mostly because the Fredericksburg area doesn't have the affluence that surrounding areas have. But that doesn't mean the schools aren't "good". Are you looking for a single family or a townhouse? Something to be aware of is that there are a number of short sales and foreclosures in the Fredericksburg area. A foreclosure may be "doable" for a quick move, but I recommend avoiding short sales....they may take 90 days or more to close. Some neighborhoods to consider: Salem Fields, Fox Point, Idlewild, Sheraton Hills....it pretty much depends on the amenities you're looking for, proximity to public transportation/interstate/schools, etc. Moderator Cut

Exclamation start with rental?!

hi - we live in salem fields and it is so awesome! especially with kids! the pool, hiking trails, playgrounds, vast size of the community provides ample sidewalks for strolls, and schools right up the street.

i highly recommend renting - as recommended by my realtor and realtor friends - first so you have some time to get a feel for what neighborhood is right for you. i don't mean to push a house on you but we are looking for tenants to rent our home out starting...like....now! as mentioned it's in salem fields, 4 bdrm, 2 and 1/2 bath...fence...etc...again don't want to be pushy so send me a private message if you want more info. and really it can be move in ready as soon as you need it!

Yikes. I would rent first for a year in your target area of Fredericksburg and make 100% sure you can live with that van pool commute. Its crazy to buy something in your situation! No offense, but crazy .
