Default Renting apartments in Manassas

I am currently looking for a place to rent in Manassas. I am not familiar with this town or Prince William County. Could some provide me with opinions on the rentals listed below... and the general area (20109 area code). I would appreciate any help. Thanks.

I don't have rental experience with these, but I do live quite close-by. They're all in acceptable neighborhoods, although of the three I'd lean towards Chatsworth Park, as Masons Keepe is too close to Coverstone (a crime and violence ridden rental apartment complex) for my taste, and Rosemary Ridge is somewhat less commutable and closer to some less than stellar areas of Manassas City. All three are fine, though.

I just moved from PWC in February... lived there 33 years.

I lived in both Chatsworth Park and Mason's Keepe. I only know one person who used to live in Rosemary Ridge.

Chatsworth Park - The management changed 4 times in the 3 years we lived there. The manager was rude most of the time, always seemed to know me by name, but had a very patronizing tone in her voice. The apartments were decent. We rarely heard the neighbor upstairs or her 4 year old! They have a keypad entry into the buildings, but the kids tend to know them for every building! If the power goes out or surges, the keypad goes out and someone has to flip a button on the door lock so you can get in if you are outside. We had no one do preventive maintenance for 2 1/2 years we lived there and had a closet full of clothes nearly ruined by the overflowing water that couldnt' drain down the AC drain because of algae and our air filter was never changed the 3 years we lived there. Pool is nice, parking is OK. Overall not bad when we left, but management changes all the time and rent goes up 4-5% each renewal.

Mason's Keepe. Same management for the 26 mos we lived there. The guy in the office is normally really good until you challenge them on something like rent not being late, not owing for damages, etc. He gets rude then. Gate didn't work the first 12 mos we lived there (new construction at the time). They charge too much for the "view", so be careful what you are looking at because they sneak in the "view charge" even if it's for the pool - not always a pleasant view!. Nice amenities w/ the computers and internet and fitness room, etc but the train runs right outside it and is VERY loud. Very difficult to keep windows open in nice weather without deafening yourself and family.

If I had to choose in Manassas, I would go for the condos that are right in front of Chatsworth Park (but you'll have to find them in the paper and they don't actually have a name) or the condo's across the street from them - but the name escapes me at the moment (grey and white square buildings with white pickets on the balconies). There are other nice apartments ones in Manassas Park that are new - called Haverhill. They were trying to convert them to condo's but not sure if they did.

Rosemary Ridge - I wouldn't recommend. Although very pretty and new (built same time as Mason's Keepe - 2004), they back up to Coverstone which is.. ummm... hmmm.. how do I say it nicely.... the ghetto? Crime ridden, gang ridden, ghetto. Same thing with Soldier's Ridge. Stay away from the Coverstone Drive area altogether.

Best of luck to you. I moved out because of the general demographic of the area which has changed significantly in the last several years. I also wouldn't recommend visiting the mall much. Lots of "colors" being seen there.


Also - Rosemary Ridge is the one in the ghetto, not Mason's Keepe like the comment above. Mason's Keepe is also in the County, just on the edge of the County line - the other side of Godwin Drive is the City of Manassas.

My suggestion if you are looking to rent...consider looking into privately owned condos that are for rent. The condos mentioned above are Stratford Condos. You can rent a 2 bdrm 2 bath--many with sunroom...lovely unit for $1150. W/D in unit. That would include the condo fee, which covers pool, community center etc. --1200 Sq. ft. Close to everything, Costco, shopping, restaurants....one mile to 66. If you are looking for two units...shouldn't be a problem to find 2 close together.

I live in Rosemary Ridge. I once left my car running to go back into my apartment for a few seconds a few months ago. When I returned, a PW police was parked behind my car and asked "Is this your car sir?", and I replied "Yes, it is", and he said "Well I wouldn't recommend you leaving your car on with Coverstone around the corner!". Prior to the officers statement I had no clue Coverstone was such a bad area. I'm not involved in the Manassas community. My daily outtings include going to Costco, Walmart, and etc. The VRE station is 5 miles away and there is a commuter bus to the Pentagon/Washington D.C. across the street.

I've never had anyone throw up a gang sign or attack me while walking my dog day or night. The only thing I've noticed are the large amount of hispanic males sitting out in the mornings waiting for work, and large population of blue collar Caucasian and African-Americans in the immediate area. Once in awhile I even see people riding horses down Ashton rd.

If the area was once riddled with crime, I'm sure the police have done a good job of cracking down, because I've heard no gun shots, or heard of anything out of the ordinary.

My biggest complaint is with the apartment complex itself. Verizon Fios and comcast fiber internet are unavailable. When I moved into the apartment, it was 2 years old. I was told internet was not available in my apartment, which was hard to believe considering this is 2009. I moved into my apartment in September 2008 and did not get internet until the end of October 2009. The only internet service available is a slow "Verizon Highspeed" DSL 3 Mbps / Upload up to 768 Kbps. I don't download music or programs but its rare that the service performs up to par.

The complex also has a deal with MDU communications (MDU Communications Inc.), and the only TV service available is Directv. I did not want direct tv, or to sign a 1 year commitment which is required for their service. I was not happy with the fact that I did not have a choice in my service provider.

I won't be renewing my least, because of the service inconveniences and I'm in the market to purchase a home. The apartment is in a convenient location, and the lives of my wife, child and I were never in danger because of coverstone. The prices are decent, and if you're doing what you're supposed to be doing you'll be good.
