Why is it considered one of the worst areas to live when the average price is over 400k? Am I missing something? Help!!!

Drive Rt 1 from Alexandria to Stafford and you'll see why. Things are slowly improving in some of the areas but typically everything along Rt 1 is very old but of course so is the highway. With age often comes crime. Rt 1 along the Triangle area is seeing some vast improvement but get off the highway and you're in the old neighborhoods.

So this brings another question...what's the worst/best area along Route 1?

Where on Richmond Highway is the average price over 400k? I can't think of anywhere that would be the case.

IMO the biggest problem along Rte 1 is the traffic. The area has exploded in population in the past 20 years and there has been no updating of the traffic controls or infrastructure to accommodate the increased traffic flow. This causes huge traffic jams on weekends near shopping centers and the volume during rush hour in key areas such as Ft Belvoir and I-95 interchanges is horrendous. The safety of the Rte 1 corridor is not horrible, but there is increased criminal activity compared to other areas in Northern Virginia.

As some one who used to work a couple of branches on Rt. 1, I think the stretch between Sacremento Dr and Mt. Vernon plaza is a dump. However go East of Rt 1 it generally improves.

Undesirable schools, a lot of low-income and government housing (these would be apartments and would not be included in the 400+ price range, which would only be for houses actually for sale).

I've heard about schools but is because they have some ESL programs? It looks like the further you go (towards Fort Belvoir) the worst it gets?

I'm asking because I've heard people that says "It is a good area" and other ones saying "Don't even think about living there". I was looking a TH in the Mount Vernon Square area...thoughts????

Near Richmond Highway though? And an average of 400k (not just a few)?

If we're talking about down by Mt. Vernon or straight north of Huntley Meadows, that's not really what people consider the Richmond Highway area.
