What's the story with this part of Alexandria? Looks like a lot of recent development, not too far from Old Town, and plenty of metro access.

What's the general take or impressions of this part of Alexandria? Good, bad, expensive, commuters, etc.?

King Street - Good, expensive, commuters, tourists, local workers. Nice old homes up on Shuter's Hill. Lots of hotels, eateries, and a Whole Foods nearby. Not a lot of 47% in that area other than some service workers.

You're basically looking at Old Town and North Old Town, respectively (though Rosemont is close enough to King and Del Ray to Braddock). There is a public housing of townhouses near the Braddock Road Metro that, for better or worse, are being replaced by primarily market-rate condos, apartments and townhomes. You'll be closer to Alexandria's better public elementary schools. 2BR apts will typically start at $1800. Private condo rentals may be a little more flexible.

Is it slightly more affordable than Old Town? Or pretty much same thing price-wise...as it's on the metro?

Different types of housing around there but all pricey. Shuter's is SFH, the Federal Courthouse area is a lot of high rise. There are some townhomes North of the station but they're about like the rest of Old Town. The Old Town portion just East of the station is mainly commercial. If you want cheaper you'd need to head West a ways up Duke St.

I assume your talking about the new construction mainly east of the Braddock Rd Metro. The area around both metros was not very good when they put metro in. It took while to get going, but it has been improving steadily ever since. The past few years it has been really accelerating. With lots of the warehouses and housing projects coming down and new development going in. I think most of the new stuff falls into the "luxury" category so it's no longer cheap. It's also new, so I'm not sure what the end result is going to feel like.

There are still a lot of older, smaller townhouses on both sides of the tracks. The Rosemont side was a lot nicer, but of late the West St side has also rapidly improved. Watch out for the schools, though. On the east side of the tracks is Jefferson-Houston elementary, which is a work in progess. On the west side between the metros you'd be in Maury which has been up and down over the years, but without the more serious issues of J-H. Schools may not matter to you but they definitely affect housing prices and who settles where. The best thing about the neighborhoods is proximity to metro.

We lived there for ten years and being able to walk to metro was the best thing ever. We were always going into DC. No grocery stores close by, however, so that was pain. There is now a Whole Foods close to King Street, but that's just too expensive. Next closet is Safeway on Madison or Trader Joes on St Aspah.

Will guarantee that there are many of the 47% there. Lots of retirees, veterans and children live here.

The area between the King Street and Eisenhower metros is now called the Carlyle district, but many may know it's older name, Eisenhower East. It started out as an industrial train yard, was designated a superfund site until 1998, and has been transformed into an urban neighborhood containing office buildings and condos/apartment high rises. I'm pretty sure most of the retirees and vets have some taxable income, often from second careers as consultants or from investments. Children don't really count in the 47% despite their frequent lack of personal responsibility and contol over their lives.
