Hello, I am going to start renting out my condo in reston soon and am looking into a home warranty to cover repairs, etc. Can anybody recommend a reputable company to go through for this? Thanks in advance.

We just switched from 2/10 to Colonial. They were highly negotiable but I haven't had to use them yet. We've had good service from HMS. Just know you may have to fight the warranty companies to get covered services actually covered. We got a new fridge at one property but they insisted on trying to have it fixed three times before they'd authorize the purchase. Which sucks for the tenants because they lose food...

Thanks. Have you read any reviews of Colonial? The prices seem pretty good at $50/month for the full plan.

I prefer Old Republic, but every company will have their pros and cons imo.

We haven't had to make a claim with colonial yet. Their cost was totally negotiable. And so was their service fees. I think we're paying under $400 per year with a $60 or $70 service charge or something like that. Best thing to do is call and nicely try to negotiate the cost over the phone.
