Hi All. I am looking to relocate to the NOVA area in the next few months for work. I will be working in Sterling.

What are the best areas to look at (and which to avoid)?

About what I am looking for:
Prefer house not townhouse
30 min or less commute to work

I have heard that Ashburn is a good area; Sterling is of course the closest. I was told that there are "pockets" of Herndon that are the best (but don't know which those are). Reston was told to me as a choice but I don't see alot of options for houses? Chantilly was mentioned but that seemed a bit far?

I appreciate any feedback/advice you have!

Get as close to your work as possible and try to have a reverse commute. Even if the commute is short, a reverse commute makes all the difference in the world. If you choose to live in Loudoun, realize that they are many years from having the school building catch up to the student population. Some areas have had their elementary school age kids attend four schools in four years. Also realize they have some odd ducks as county supervisors who almost turned down metro coming to their county. No telling if they will halt school construction to stabilize school boundaries and make school trailers permanent.

Sterling itself would be fine. There are some here who are more knowledgeable about the "bad" parts of Sterling although I believe it's more quality of life issues than crime. Ashburn is fine too. No need to live in those other areas unless you have a compelling reason to live closer to DC.

Depending on your budget, your choices for single family homes will be greater in eastern Loudoun County (Leesburg and points east) than in Fairfax County where you start to pay for the (slightly) better schools and convenience to Tysons Corner, DC and other job centers.

Depending on your budget you will have to make a choice. I have been Sterling /Cascades area resident for past 14+ years and my kids goes to middle school in the area. I love where we live it is so easy to go Reston/Tyson/Herndon/Fairfax/even MD (Georgetown pike).

Commute from Ashburn to Sterling during rush hour is also bad...a 20 min commute on a bad day can take you 40+ mins. Leesburg is also another option. Bit further but will give you bit more for money.

Where in Sterling will you be working? That might help a little in determining neighborhoods. And you didn't give a budget.

Can you define what would be "reverse" commute in terms of what cities are "reverse" commute?

Here are my recommendations for you to check out in Reston.

In this price range in Reston houses seem to be moving quickly, so you may need to keep an eye on the market and be ready to jump quickly when something that fits your requirements is listed.

Reston would be a reverse commute and most people from Sterling commute to Reston (or beyond).

I would look in Cascades and you can also look in Dominion Station which is right down the road from that location. They have SFH's in there.

Technically the neighborhood right next door to Dominion Station, Cascades Park, has the SFH's (as well as 0, 1, and 2 car garage TH's), but yes, both are extremely close to the Costco. And walkable to Claude Moore Rec center.

Or you could go north of 7 in the Cascades/Countryside/Potomac Falls area and zip down Cascades Parkway to work in 5-10 mins.


If you want newer SFH (though that might be a stretch at your budget), you can check out Ashburn, but coming down either Waxpool or Route 7 in the morning sucks. Once they connect Glouchester w/ Nokes it might help a lot, especially for getting to Costco.
