I would suggest a couple other communities, too (even though I think mine is a winner for everything you want) - Fox Mill and Franklin Farm/Chantilly Highlands. $450K was our limit in 2011 and these were the neighborhoods we mostly focused on because of the nearby schools and the nearby shopping centers.

We also looked in a neighborhood called Stuart Ridge, just over the FFX County Pkwy from North Point Reston and tracking (and walkable) to Armstrong ES. Not as accessible to the shopping center, but not far.

Agree, as I happen to live in one of these communities. Sterling gets a bag rep sometimes, but north of Rt. 7 can be quite nice (not that south of Rt. 7 doesn't have nice areas as well, but schools getting into Sterling Park tend to have lower ratings).
