We are relocating from littleton Colorado to the northern Virginia area. We are looking at several,different places to live, Ashburn, Reston, Gainsville other place that are gret for families and the cost of living better than Fairfax. My husbands job is located in Fairfax. The cost of living is a lot higher than in littleton, so any ideas are welcome.
I also need some advice on school districts. Loudoun and Prince William seem to be pretty good and have good rated schools on great schools.org.

First and foremost, give us your budget and what type of home you want - 2 BR condo, townhome, SFH, etc., otherwise our suggestions may be meaningless.

Most likely SFH but I am worried a bit about the humidity in the summer. Our price range is around 525 to 550 4 beds at least, we have 3 kids. I have looked at what is available in these areas but then worried about my husbands commute.

Where in Fairfax is your husband's job? That might direct us to different suggestions. Also, what does the humidity have to do with a SFH?

The Kings Park neighborhood in Fairfax has homes in your price range and bedroom count. Fairfax is consistently rated the best large school system in the US. Our school budget is slightly over 2.4 billion a year.

Kings Park is located 2 miles outside the beltway (495) off Braddock Road. Elementary school students walk to school since it is pretty hard to be more than 5 or 6 blocks from the schools. Middle and high school students take a 10 minute ride. The schools for this neighborhood are Kings Park ES, Kings Glen ES and Lake Braddock SS.

I would suggest finding a nice neighborhood near where your husband works. All 23 of the Fairfax high schools make the best 100 high school list every year. The only HS you might want to avoid is Falls Church HS as it hasn't been renovated in a while.

Before moving to Prince William I would look at what percentage of owners have negative equity and how many short sales and foreclosures have happened in the area in the last 2 or 3 years. Gainesville was positively hit so bad that many neighbors had a third or more of their houses in foreclosure or up for short sell.

The thing to watch for in Loudoun is their ever changing school boundaries as they had such a high rate of growth in housing that they are many years and many schools still need to be built before the school capacity catches up with the student population. Loudoun has notoriously expensive car commutes - look up the cost of the greenway and that only takes you to another toll road which has raised it's prices to pay for metro expansion.

When you say "Fairfax" you mean "a building with a Fairfax, VA mailing address", right?

Humidity is something this area has.

What are the pros of moving to Northern VA?

If it's "move to NOVA or keep working as a $10/hr temp," fine. If it's "move to NOVA in the hope of possibly advancing," be careful what you're getting into.

$525-$550k ... 4 br ... you can get that with a renovated house in Fairfax City VA.
