First time homeowners here. We just bought a new construction and was wondering if a Radon test and a termite inspection is necessary?

termite report should be provided by the builder prior to closing. one would assume it will come back with no concerns as the house is new.

radon... depends who you ask.. some feel radon results are not worth the paper they are printed on..

to install a radon kit, should your property have 'elevated' results, typically costs in the $800-1500 range, so not too expensive..

Yes, do the radon test. We did not and when it came time to sell, found out we had elevated levels and then had to pay to fix it. If you can get the builder to do it that is in your best interest.

The termite report sounds like something the builder would do since it is new construction. Your own report will run you what, $100?

Radon I am not as sure about -- I'd want a radon test done.

We recently got a new home in Ashburn, the radon vent pipe was not installed in our home by the builder. But when we checked the radon levels, it came around level 4..not too high or not too low. So we called our builder and made them come install the vent pipe. When questioned why it wasn't done before we moved it...they said that in Loudoun county, it is not mandatory to install the radon vent pipe, but in some other counties, it is a must! I would say, just request the builder even before you move in, esp if you have kids. Good Luck with your home!
