What do you think about the Property value around One Loudoun? It appears the One Loudoun is shaping-up and will it add value to the property in another few years ?

It depends on the property. Residential property within a small radius of One Loudoun will probably get a modest bump. The One Loudoun houses themselves are somewhat overpriced in comparison to other nearby new construction on a $/sq ft basis.

Commercial real estate in that area is another matter. The data centers to the south combined with the construction of One Loudoun have pushed up land prices. Office rents, however, should fall due to the increase in supply. I'm not sure any of this is meaningful for the land north of route 7.

I like jet noise at 630am-1030pm but I cannot live that close to the runway.

Personally I'm not a huge fan of the One Loudoun residential. The SFH's seem to be about 5 feet off the property line- might as well be town homes for as close as they are to each other. Plus, I'd be curious what schools they are going to zone to once the community is built out. They won't continue to fit in Broad Run High School.

Personal preference but I like the older, built out communities of Ashburn. Trees! Walking trails, community amenities...

This seems to be a trend with alot of the new developments. A friend bought a new house in South Riding last Fall and the houses are super close together. I guess that's how they keep the prices down for new construction, tiny lots.

My understanding is that density (and its side benefits) is part of the appeal in One Loudoun, based on the number of references to new urbanism on their web site (and the griddy layout, the mixed uses, etc). And of course many people don't like having a large garden/lawn to deal with. While in the past many such people chose townhomes, there are some I guess who prefer the advantages of not having a common wall, in terms of light and air, and noise. Theres a development with many such houses just east of Old Town Fairfax, and the folks who live there seem to like it.
