Haymarket is too far and would add at least another 20 minutes. I live in Bristow and it takes me 30 minutes with zero traffic (as in leaving at 5am on a Sat to go to the beach) to get to 95.

We know that PWC offers programs/school of choice options, but would like to be close to what school she would be going to. Our younger ones have 2 more years of elementary, so elementary and middle schools would be important too. Loudoun County has been a thought too.

With that in mind, we also want:
A home that is newer, no older than 10-15 years. Price $550,000/$575,000
HOA, community with pools/tennis/clubhouse
Family oriented neighborhood
Close shopping options
No more than a 45 minute commute from Belvoir, without traffic, we know that we'll have to add sometime for traffic

Any advice would be greatly appreciated!! Thanks!!
We live in Meadowbrook Woods in 20112 and it seems our community (and others around us like it) meet your requirements.

(Listing of homes between $550-600K in the 20112 zip code.

You can get to Belvoir in 30 minutes or less depending on time and traffic, or an hour plus again depending on travel conditions or accidents etc.
20112 is kind of tucked away in PWC from our perspective, the schools are decent however our taxes are higher than most of the county. My neighbor recently listed his house for $650 and got a full price offer right away, he ended up not selling but there are a few homes going for 490-600K.

Hope that helps.

Does anyone have any thoughts about the Potomac Shores?

Well, I guess this is an older thread that got bumped, but for what it's worth, there are nice, established neighborhoods in Lake Ridge that will get you the commute you want, and are in your price range. Many of the homes are older than your preference however. Most of the neighborhoods flow to Woodbridge High, though the ones further west are in Osbourn Park's district.

For what it's worth, you can search ... by school district. Just type in "Lake Ridge Middle School" for example, and it will pop up a map with the school's boundaries and whatever houses are for sale that meet your criteria.

It got bumped by Marisolthorne to advertise herself as a real estate agent, which I thought was against the rules.
