I am now too busy (second baby due next month), too distant (about an hour away), and admittedly too soft to effectively manage our rental townhouse in Lake Ridge. Please save the "don't waste your money" and "just do it yourself" responses; we've been doing it ourselves for a year and do not wish to continue doing so for a variety of reasons.

We can't sell it - we're too upside-down on the mortgage still.

I've Googled and Angie's Listed, but I'm coming up pretty empty handed for good suggestions. Anyone have any recommendations for a property management company to handle our rental unit for us?

I have been extremely happy with McGrath. They are slightly more expensive than some other companies, but well worth it. I was with another company previously and the difference in service is night and day.

We use Professional Property Management of Northern Virginia. We have been happy with them. We had two family members use McGrath and after speaking with both, we decided not to use McGrath. PPM came on recommendation from a friend.

yes, ask a few commercial realtors whom they recommend as management companies. they will know.

Man, apparently, good property management companies don't exist around here. PPM has poor reviews/ratings, but so do all the others who actually service Lake Ridge. And not all just tenants complaining, but owners as well. Ugh.

I have a GREAT property manager for my place in Dale City. She is a realtor for Samson Realty. She lives right down the street, which helps a lot. I wouldn't get one of the big property management companies for a property in an outer suburb like that because it's far away from their office, their contractors, their everyone. The other thing I like about her is that she has cheap contractors for any issues that come up. There is no gouging. Her rate is also cheap (I believe 8% of rent).
