My husband is considering a job at Dulles. But we absolutely need a one story home. We have lived in the area before, and have been looking at online listings, so we know that this is not going to be easy. Can anyone suggest possible communities or builders? We can build or buy. We don't mind a long commute or being out in the boonies, but we don't want acreage. We prefer something newer, 3 bedrooms, 2000-2500 sq ft, and our budget is 600K. We are both 50 and we have no children.

Most builders aren't doing rambler/ranches for new construction. A smaller builder further out in the country might (where land is a little cheaper)

Otherwise, Sterling Park (Sterling) or Greenbriar in Fairfax both have single level homes, but they are both established neighborhoods (homes are 40-50 years old)

None of those have 3 bedrooms or are of the size she wishes. Assuming by "one story home", she is looking for a single-family home, not a condo.

It looks like someone is building 9 one-level cottages in St. Louis village. Someof the floor plans have three bedrooms.

Reference to a home on St. Louis Road in Middleburg.

St. Louis is DEFINATELY out in the country, but it is beautiful. From there to Dulles, the commute would be about 40 minutes if you took the Dulles Greenway (which is an expensive road).

Not sure if there are any other new construction, one level single family homes.

Yeah that's going to be the issue. It's a healthy budget and there are lots of neighborhoods with single story ramblers but they're going to be older housing stock. They just didn't build those kind of homes very much after the 50s and 60s. In the 70s split levels became all the rage, then came the colonials. Also I've seen very few one story homes with that much sq. footage around here.

agreed. the thread starters first post didnt specify sq footage (or price), so my initial response didnt reflect that (pertaining to the two neighborhoods I listed). going go be difficult to find that much sq footage on one level only.

Most neighborhoods in Cascades have a few token one-story homes. You don't see them for sale all that often, but they would be relatively new homes that are an easy commute to Dulles. Cascades was built mostly in the late 90s and early 2000s. Most homes there are 3-4 bedroom.

There's also a neighborhood called Richland Acres that has a lot of ranch homes--but those are older. (1960s and 70s?)

The older parts of Reston have a fair number of one story houses. The two linked below both went under contract in the last few weeks. Commute to Dulles would be about 10-15 minutes.

I purchased a single level home (with a loft) in the Cascades area of Sterling this summer. It is 3bd/2 ba and 2300 sq ft. If you didn't use the loft area then it would be around 2,000 sq ft. Open floor plan and nice size rooms. Cascades area is also very close to Dulles for driving time yet quiet in that you rarely hear the planes.
