I agree with the other posters. There is no shame in NoVA for a family to live in a townhouse.

This area has changed dramatically over the past two decades. You may not find the same vibe you remember from the past.

If you have the commuting flexibility, you'll find that your money can go a lot further in Southern Maryland. You may want to consider Anne Arundel County. There's a separate board for the Maryland Suburbs of DC where you may want to solicit info.

I moved to the area from out of state last summer. I did ask the question about the value possibilities for long term investment of townhome vs SFH. I was told that here in this market the growth will come based on the area. Know that there are townhomes that are bigger than most SFH! Some TH also have small fenced yards. With regards to noise, if you choose a townhouse I would definitely find out who the builder was and investigate their reputation. A good builder should have the proper insulation to minimize excess unit noise.

When I was looking I initially focused on my target areas first, then explored townhomes and SFH both that met my criteria. I found that it opened up many more possibilities and ensured that I did not miss out on a great home "just" because it was a townhome. (FWIW, one townhome I put an offer on was 3900 sq ft!!!...multiple bids and didn't get that one!)

Good luck
