Contemplating a move to Woodbridge, and I notice a few cute (and affordable) SFHs in the Belmont Bay area. How is this neighborhood? Is it a hidden gem...or is it affordable because it's heading down the drain? The proximity to Rt 1 is a little unnerving, although "waterfront" communities tend to be pretty stable. With the real estate market picking back up, will Belmont be an area ripe for development...or is this where all the riff-raff is gradually being pushed into as DC suburbia expands ever outward?

Belmont Bay itself is a nice neighborhood and not full of riff-raff. It's only problem is that the development did not take off as it was promised to back in the mid to late-90s. It was supposed to be a big harbor area with hotels, shopping, marina, restaurants, etc. Never happened. Not sure why.

It's downfall is that it sits right off Rt. 1 in one of the biggest eyesore areas of Rt. 1. Again, the county was going to revitalize that area, knock everything down, and start over. But it never happened.

It is in a fantastic location for accessing I-95 and the VRE. You can walk to the VRE station from your house. I knew someone who did live there and they liked it. The houses are close together and parking looks like it can be tough at times (streets are narrow, people have short driveways) but otherwise, it's pretty quiet.

Default Belmont Bay Development slow but it is going to be worth it.

Development around Belmont Bay seems to be slow going, but many important development are happening this year with many more to follow. This year will be the George Mason University Potomac Science Center, Marina Landing (street level retail with residential above), and redevelopment of Route 1. Outside of the community next year will be the idi Rivergate development. The redevelopment of Route 1 has been in the planning stages for 30 years and has only recently received the funds to begin construction. The building surrounding route 1 have not been maintained because of the uncertainty for landowner's surrounding this process. The vast majority of waterfront property in Northern Virginia is devoted to National parks or Fort Belvoir. The median income has increased dramatically in the last 10 years and so high end stores are moving into Stonebridge and Potomac Mills [URL]http://www.city-data.com/city/Woodbridge-Virginia.html[/URL]. I consider Niemen Marcus outlet to be high end. Some may not. It sells the same stuff a season behind.
