Are there any GOOD ones? I'm looking and it seems like they are all run down and infested with pest.

Daughter's boyfriend is in the Mosaic District near the Dunn Loring Metro. Beautiful, brand new, w/d in unit, parking garage. I think it's in that price range.

I was looking closer to Clarendon, but I guess all that matters is close to the Orange Line.

It seems like anything less than 2k in that area gets you garbage.

How about Fort Strong? No Dishwasher/ Washer Dryer, but all utilities included, and they actually seem to have together as far as management goes.

Did you take a look at Potomac Towers? Its a bit off the metro (but walkable) so the price is lower than other apartments in the area.

Define near the Orange Line. Within a couple blocks? Highly unlikely as luxury 1br from Ballston on in are more like $1900+ now. Move a couple miles off the orange line and you can find decent places for $1500.

Obviously once you go west past Ballston rents drop.

By close I mean a 30 min walk tops to the Clarendon or courthouse metro.

It really depends on what your expectations are. 1600-1700 is on the low end for the area (as crazy as it is), so you're only going to be able to get a 1BR in an older building without amenities for that price. All of the newer/renovated buildings along that stretch will easily top 2000/month in rent.

With that said, there are some options that are available. As others mentioned, your best bet is going to be along the stretch of Lee Highway parallel to Wilson Blvd. The aforementioned Ft. Strong and Potomac Towers apartments are located on that road and are in that price range. I have friends who live in Ft. Strong and while it's old and not fancy, it's pretty decent for the area.

The other place to look at is Colonial Village. Lots of apartments in that price range, in a good location. It's a bit of a crapshoot as it's actually a condo community, so you'd be dealing with individual landlords instead of a management company. Some landlords have some really nice, renovated units for rent, others haven't been touched since the 80s.
