Definitely I would not have been comfortable buying the home w/ot having a Home Warranty, and we DID have a thorough home inspection done, so the company can't get out of stuff by claiming "pre-existing". Now, the home inspection did find the Water Heater to be old and corroded and leaky, so that's something we knew wouldn't be covered and we went ahead and paid the $900 expense to buy a brand-new water heater.

I went with AHS (American Home Shield), they seem pretty reputable to me, but here you can read reviews:

We have always asked the sellers to pay for it, which they do for one year, and then we renew. Our current is through American Home Shield and it has been fine. I can't remember who the last one was with!

Thank you Skapov and Novamom06, ever since we bought our home last year, we have been getting these letters from AHS asking us to sign up but I've been reluctant to as I've read horror stories on one of those consumer complaints site about their service.

But I do want to get a home warranty, as just last month we ended up spening $500 on a burnt fan motor for our heating I guess these things happen with homeowners, so I should sign up. Getting positive feedback definitely helps one make up their minds, I think I'll go for it. Thanks you for your replies

We did quite well with several home warranties. We recently had considerable work done with our TH; plumbing work, new washer, and attic fan were all paid for less the deductable, with the exception of the plumbing work where the warranty paid half the work.

I wonder anyone here has experience with GMAC on short sale? I offered on a house about 5 Weeks ago and i havent heard anything from the bank. My reatlor complains the listing agent and the negotiator have very rude to him, and i think the realtor actually threatened them that we wont renew the contract, in fact we just renewed for another 30 days. Any one has positive short sale expereience lately in NO VA?
