My parents in law are considering moving to our area from Richmond, VA. Considering the difference in the real estate prices they will most likely get about $240k for their house down there. What are the options for condos near Reston/Herndon/Sterling (Potomac Falls)/Ashburn? We don't want them to live more than 20-25 min away, and we live in Potomac falls area of Sterling (Lowes Island).

Try Centerville very near the Movie theatre on 28. There is an entire area dedicated to townhomes with out garages.

I would keep an eye on the Riverbend complex across from Potomac Falls high school in Cascades. Their prices seem to run in the mid $200s and it seems to be a pretty nice complex.

I'm not personally familiar with the Sagewood Lane / 55+ development in Reston, but I've watched real estate websites for almost 10 years. That place continually has units available -- with many of them "distressed" (as in foreclosure, short sale, etc). It makes me sad for the resident, but I've always had cautionary feelings about the place. Just my two cents.

I will second this recommendation. The location is very good, the corner of Algonkian and Cascades Parkway, about 1.5 miles from Cascades Marketplace and 2.25 miles from Great Falls Plaza, with grocery shopping at both. The 2 bedroom units are a little over 1000 square feet and monthly condo fee is about $230. The parking is reserved, no garages. There are no elevators, there are elevators in the 55+ condos at Central Parke across the street from Great Falls Plaza but they are well over $300,000 and the monthly condo and HOA fees are close to $500 per month.
