... I just searched the MLS for any listing under $1200 in Springfield. There is only one for $850 and it is a one bedroom for rent in a person's home. Is that your max budget?

Check National Harbor MD, a nice water front community. Commute shouldn't take you more than 15-20 min depending on where in Springfield.

Rentals in that community are highly likely to be beyond the OP's preferred budget. If they were willing to increase their ceiling, they'd do better to consider one of the more luxury-level apartments in Springfield or Kingstowne IMO.
