Hello

My husband has had a 2nd interview and looks promising. Looking to keep his commute under 30-35 min to keep family-time part of our daily routine. We have 2 boys going into 3rd grade (just received letter that they have been accepted in to the Gifted and Talented Program).

Looking for the best housing community for the commute and like everyone - top schools:

House ~ 600K, 4 bed, 3bth. 3500 sf+

Areas right around Tysons will be out if you have to have 3500 sf+ house for a 600k budget. Do you mean total sq footage including basement or just he main two levels of the house? I think Herndon or Chantilly might be a good place to look.

Could be tough to get a house that large, that close to Tysons for that price. Have you done a search on one of the online real estate sites with those parameters? You can move your search area around and see what/if anything shows up within your criteria. Herndon would be a good location but it can be pricey there in the nicer parts. You may have to compromise on something.

Reston would be a great place for your family to live and for your husband to commute from, but you will need to compromise on one of your desires. 3500 square feet is a lot of space for $600K in Reston.

This house is right across the street from Sunrise Valley Elementary School (G&T program) and has very easy access to Tysons using the toll road from Hunter Mill.

According to Fairfax tax records it has 2260 square feet up and a 468 square foot finished basement.

Be careful in your searching, most properties that list square footage are advertised as above grade square feet and don't include the finished basement area. You can use the Fairfax county tax records website to check.

I'm guessing you mean Hilton. That's the side closer to the dulles toll road. Would concur with suggestions of Herndon. You won't get what you are asking for for 600k. Sorry. You can increase to a steady 1 hour commute. Or you can decrease your footprint.

Why do you need specifically 3500 sf? I've never understood what people do with all that space. That's just me though, different strokes.

If OP is willing to pay the toll on 495, OP can also consider Franconia/Springfield area.

Ok that makes more sense then for 3500 total sq ft. If you live further out in Prince William County you can get 3500 sq ft plus a finished basement for 600k but you would have a commute of 1 hr or more depending on time of day.
I would suggest having your Realtor search tax living space of about 2500+ and put a basement in the selection. That way you will pull listings that will come much closer to the 3500 sq ft.

Here is a home in Chantilly that is located in the very popular South Riding community. The elementary schools are rated pretty high as well in that area.

I think you should focus on the 4br requirement and not so much on an arbitrary sq footage. Many homes have finished basements that may not be included in official square footage numbers.

In Burke (22015) and nearby you will find some 3000+ sq ft four bedroom homes built in the late 70s for $600K and up. 25-30 minutes to Tyson's. You can also find some newer stuff in Clifton 20124, but that commute could become 45+ minutes plus.

If you want brand or near new construction and want to sit for an hour every day in your car, then you can look west to Prince William County.

Agree with everyone here. If you are coming from an area with newer housing, you really don't grasp how much of that square footage is wasted space. We have ~2700 sq ft including the finished walk-out basement and that is probably too much for our family of 3 and would be fine if we added another. Our daughter currently has *3* different play areas in the house
