Darn, I was really hoping for that cut-thru. I live off Cardinal and use the Montclair cut-thru often to get over to Target, etc. But would prefer something a little more direct.

Pwcpd did do a decent job keeping the speeding in check

Is it true cardinal grove is going to connect somehow to eagles point? Still trying to figure that out.
I dont believe so, nor see how it could. Cardinal Grove can use the pool at Eagles Pointe, but thats the extent of their involvement with each other (from what I heard).

So, ChristineinVA, do you mean that you live near the Potomac Shores area? I'm trying to keep up with what everyone is saying, but not knowing the area, it makes it hard....what's the area around the neighborhood like? Is it run down? Is there shopping nearby (not including the Potomac Mills area)? Like grocery stores, drug stores, strip centers? I know there's the Walmart, but it doesn't sound like it's one of the better Walmarts. Is it an ok area that you would be ok with being out at night in? That's my biggest concern.

I am a few miles away from Potomac Shores but I did used to go into that area often as my son attended the private school back there.

The neighborhood itself is fine. Rt. 1, getting to the neighborhood, is kind of bleak right around there, but not bad. There is a Wal-mart right there. It is a fine Wal-Mart and is a super Wal-mart. If there are better Wal-Marts, then I guess I've never seen one.

The closest grocery store is Food Lion (or maybe it's Bottom Dollar). You can go further south on Rt. 1, hang a right on 234 and hit Shoppers Food Warehouse and Target. Wegman's is several miles north. There used to be a Giant Food right in that area, but they closed down and an international market went in there, but I'm not even sure if that is still open. Not sure why Giant didn't stay as the area was expanding.

There are some very small strip shopping centers with not much in them. A CVS and Little Caesar's is close by. As well as Five Guys and a chinese take out.

I don't overly go out at night by myself anywhere that isn't heavily populated, so I'm not sure if I can answer that. I consider my own neighborhood fairly safe but that doesn't mean I'm going out running at 9PM alone.

the international food place is open again. and on that subject.. if your up for adventures its definately worth a trip.. with cash or a throwaway debit account. THey have some obscure goods there.. ive personally bought thai tea (the real stuff), puerto rican coffee (imported) an Cafe Du Monde. Normally those are amazon purchases.

Also curry in a hurry opened up there.. and it is the truth..

So is cardinal grove where the cut through would have been? Like that ideas is completely dead now?

@corrie1013 your night runs will end up at Target and Wegmans if your safety conscious. There is a CVS close by but... thats pretty sus as well from what I hear/see.

I would press the builder (nvr/ryanhomes) on the marina. If the project is to be successfull the marina has to have a self contained shopping environment. For example national harbor was a failure for a bit due to the bubble popping.. and the fact the owners had to travel to go grocery shopping.

Trader joes said hell no.. were staying in old town only.. . they do NOW have a corner grocery store. So maybe it will get better...(and that casino may help)

Btw.. with high confidence i can say trader joes is not going to potomac shores.. or woodbridge in general. now that moms is opening up its absolutely a no go.

Ok, so we just got back from a visit to Potomac Shores....of course the developer says the marina is FOR SURE going in...but what else are they going to say? I'm sure they want to sound confident that everything they are pitching will come to fruition to prospective buyers.

When we were at the Welcome Center in the community, the lady there was telling us about the retail that will eventually go in- said it will be like Stone Bridge(?) down the road, but 3 times larger...and she said they've apparently been talking with both Trader Joe's and Whole Foods. Nothing definitive, of course, and it may just be bait, but that's what they said. Personally, I don't shop at either stores...I like my good old Texas HEB- which sounds like Wegmans in Virigina. And I don't mind driving there as it's really not that far away (from what Google Maps says anyway!!).

In driving around the area, it really didn't look that bad...of course our realtor told us that there has been an active push to clean up Rt. 1, so maybe that's it? Granted, we didn't drive too far around, but I did go to the Walmart, and it was nicer than the one we have in my little small town in Texas. I guess the farthest from Potomac Shores that we went was the Chick Fil a and that seemed like a nice little strip center as well....

If anyone has any additional thoughts on Potomac Shores...would love to hear them! We actually signed a contract to build and we'll be moving there in June/July!!!

Congrats.

You guys will be fine. Woodbridge/Dumfries isn't as nice as, say, Vienna or Oakton and it definitely has its share of sketchy parts but overall it's not bad... it's just that compared to NoVa it's not as nice as other places here but compared to the rest of the country it's typical suburbia although Prince William County is one of the richest counties in the nation so it's all relative.

They are "cleaning up" Route 1... but we'll see. Personally, I think the county is wasting their time and money but there seems to be some big plan they have in place once it's all finished.

Good luck!

I would say it's closer to a Central Market. Nothing here is as good as HEB for the price and freshness.

FFXdata: that doesn't sound good! I love my HEB...though Central Market isn't terrible...just not HEB.

Welcome to the neighborhood Corrie. We recently moved in and it seems like a lot of the lots around us have been sold so word must be getting out there about Potomac Shores. So far, they're doing what they promised; the club house is under construction due to open next spring, there was the sports complex ground breaking this summer to be named after Ali Krieger(Women's Soccer World Cup Champ). More importantly for us is the VRE and the elementary school opening in 2017. I can wait for the shopping center and the town center.
