Unless you are commuting into DC every day, I don't think the premium for inside the beltway real estate is worth it. Especially in Arlington where real estate prices are insane as you compete with tear down developers below like $800K. If you can't afford the nicer neighborhoods (i.e. not next to Landmark Mall), I think you will get much for your buck out in Fairfax - and the school systems are better than Alexandria.

Landmark area might be a great area in 10-15 years when they are done bulldozing and rebuilding it, but I wouldn't want to live there during the process.

I have clients who live in Cameron Station and they really like it. It's a great community and as others have mentioned a close commute for most areas. The community itself has nice amenities and they have movies in the adjacent park in the summer. The public library is just a cross the street. (They also do martini happy hours which I personally think is a great selling point - LOL!) I also think that due to size and layout - it's a somewhat insulated community (in a good way).

The homes are nice and seem to be well built - there are different models to choose from to meet your needs. (Just try to keep away from the bad views of Popeye's offered by some.)

There are big plans in the works for that area and development will continue - better to get in sooner rather than later. I think the reimagined Landmark Town Center will be good for the area.

Attractive development. Good location. Few minutes to old town. Not much longer to downtown.

Check single family homes in Annandale. I do not see how it would harm you to do a comp on what you get.

I do like the general area of Cameron Station though.
