Good afternoon, all!

We've lived in DC for the last 11 years and are considering a move to the burbs for a variety of reasons. I'd appreciate your opinions on the Holmes Run Acres neighborhood in Falls Church. We are interested in it specifically due to logistics, architecture, and price point. We are a 40- and a 50-something and do not have human kids, so looking for a neighborhood that's not so kid-centric that we wouldn't fit in, and somewhere with a good community feel with invested/friendly neighbors of diverse backgrounds and ages.

Anyone live in the Acres? Used to? Thoughts on buying a home there?

I haven't lived there but have been in a few of the houses. The neighborhood has amazing mid century architecture and most people really care about keeping up their homes and yards. The houses very a lot on the interior in how updated they are (as is typical of older homes). They are not very large, but if it's just the two of you, that shouldn't be much of an issue.

They had a lovely pool complex with a lap pool, kids pool, and larger pool with a diving board. It's open summers only.

It's very convenient access to 495, 66, and 50. It's a stone's throw from Mosaic with lots of things to do and places to shop. It's a quiet little neighborhood for being so close to everything.

It seems like a mix of people who have been there forever, people your age, and young couples or small families. I don't have stats; that's just my impression. Overall, it seems younger than the other mid-century modern community, Lake Barcroft.

I don't live there, but I know the area. It's pretty stable and some of the things it has going for it are proximity to Fairfax Hospital (for medical), Mosaic District (food and entertainment), NVCC (for adult learning), and downtown Annandale (for Korean food). If you want to venture in other directions, you're close to the Beltway and the Dunn Loring Metro isn't too far away (not walkable, but not a long drive).

Great location, cool homes, beautiful yards. There's a section of 70s or 80s homes behind it that is jarring when you hit the boundary since it's less kept up, but if you stay in the mid-century homes, you'll see a solid investment.
