Hello,
Iím hoping for some help and advice. My husband is interviewing for a position in Herndon, VA, which would mean relocating our family from PA to VA. I donít know the area at all. We have 2 children so we would want to find a safe, quiet, suburban/rural town to move to with a good school district. Are there any towns like this within 30 minutes of drive time? I would be looking to rent a 3 bedroom.

I was hoping for something between $1000-$2000 but I won't be sure until we know what the salary offer is.

Ashburn would fit what you are looking for but 2k won't get you much with 2 kids. 3bdrm apts run around $2000+


Would get better deals going further west into Leesburg.

Welcome to NOVA. Within 30 minutes of Herndon you will find lots of suburban areas, but no rural areas. You will need to go at least 45 minutes to 1 hour to find anything approaching rural. Don't even dream of finding anything at the low end of your price range that has 3 bedrooms - it will not fulfill your desire for safe or quiet. My suggestion is to look at the top end of your price range for a 3 bedroom townhouse in Herndon.

Only way to have a 30 minute commute from Leesburg to Herndon is to take the Greenway at $12.40/day. Taking Hwy 7 from Leesburg to Herndon during rush hour will be significantly more than 30 minutes. One day earlier this week I went from Herndon to the Wegmans in Sterling during the evening rush hour and it took me 30 minutes. Based on that Herndon to Ashburn will be more than a 30 minute commute.

Those homes listed for rent in Herndon---Dew Meadow Ct., Mountain Mill Pl. and Old Silo Ct. are in the McNair Elementary School district. The house on Clover Field Cir. didn't have any school info. McNair doesn't always get the best reviews. If you are going to rent in the area, do your homework on the school. That way, you can come to an informed decision.

Also, please note that many areas of Herndon that have affordable rentals, often suffer from having overcrowded housing, which leads to parking problems. Any neighborhood you are considering, I would advise you to check it out during different days of the week and different hours of the day so as to get a good idea of the parking situation. For example, there are some townhouses near the intersection of Monroe Street and Sunrise Valley Drive. If you were to look at Monroe Street, you will see lots of cars that park in the the breakdown lane. These vehicles belong to the nearby townhouse residents.

If an excellent school is important check out homes in the Sunrise Valley Elementary School zone in Reston.
