Hello NOVA,

I've recently moved to the area and am looking for an apartment rental. I'd ideally like to stay within 20 miles from my work (healthcare facility on Sudley Rd) as I'm learning traffic can be a bit problematic. I've started online searching and of course reviews seem to be either really negative or overly positive. My employer does offer some discounts with the following apartment complexes:

Colonial Village Apartments
The Elms at Centreville
The Marque at Heritage Hunt
The Point at Bull Run
The Point at Park Station
Post Corners Apartments in Centreville
Rosemary Ridge Apartments
TGM Sudley Crossing
Wellington Place
Westgate Apartments

I'm not restricting myself to just these apts and am open to others in the area. I do have a few minimum requirements for an apt:

Safe neighbourhood
Rent: max around $1200/month for 1 bed/1 bath
Pet-friendly
Washer/Dryer in unit
High-speed internet availability
Parking (hopefully no fee associated and enough spaces)
Timely management/repair response

I would greatly appreciate any feedback regarding apt rental experience/suggestions in the area; especially if management response was terrible or chronic issues. Thank you so much for your time!

Have you looked at Ravens Crest apartments? Thats really the best neighborhood in Manassas in my opinion. Tons of amenities and restaurants nearby and safe.

I used to live across the street.

Check out Arcadia Run in Manassas. They are beautiful, newer apartments with nice amenities. The only downfall is it is slighlty over you budget. They are in a decent neighborhood and near shopping.

I can say from experience that TGM Sudley checks off all your criteria, except maybe the $1200.month for a 1br / 1 ba (I think it's a little more that that; maybe in the $1300 - $1400 range)

Remember to stay away from apartments that have "ridge" "village" or "gate" in the title. Those are code for low quality properties.
I used to review apartment communities for a living to make sure all eho guidelines are followed. The very best thing you can do is to drive thru the communities at night. Simple as that. This also allows you to see the parking, and if any drug activity is going on. Another way to gauge is the "type" of cars you see in the parking lot. Honestly, if you see someone friendly going to their car, just ask them. People that live there will for sure tell you honest answers. The main thing with apartments is the children run rampant around them. Did you know you can negotiate a lower rate? Communities need good tenants so badly they will negotiate terms with you. Try it! Of course, never choose a bottom floor unit if you are single.
Manassas is a hispanic community if you were not aware.

While they comprise a fair amount of residents in Manassas this is not accurate at all.

All of Northern Virginia is a Hispanic community if you were not aware lol

When I lived in Manassas, I think there might have been one or two houses in my neighborhood owned by Hispanic people. We actually had more East Asian neighbors (Pakistani, Iraqi, Indian, etc).

oops! I am sooo sorry if I offended anyone, that was not my intent. The OP wanted to know specifically about "Apartments in Manassas" I can safely assume that the posters after my comment do not, and will not live in an apartment in Manassas. Since I had first hand experience as it was my JOB to ensure the apartments are renting fairly, 70% were Hispanic occupied. In this part of NoVA Hispanics often rent a home but few OWN based on paperwork/accounting that needs to be provided for the mortgage lender. There is ONE in my neighborhood that rents. He parks his late '90's purple work truck the wrong direction on the street. So many people live there, I cannot count. So thankful I do not live near him. Some days his truck is filled w/produce that I assume he is storing in his home?? eyesore for sure.
