Hi,

Generally speaking will landlords only run black light inspections if the tenants stated they had pets? I (as far as the landlord/contract is concerned) did not have pets. I understand this varies by contract, though mine leaves me a bit uncertain. The actual contract I signed does not mention any black light testing was ever nor will be conducted. However, a move-out sheet we were given (was not signed) states that a black light test will be conducted.

Obviously, I'm asking because I have some stains that I can't remove from the black light and that's as much as I will say regarding that. Anyone know if carpet replacement costs are pro-rated in VA (in the event I am liable to replace it)? I have been a tenant for 1.5 years and am certain my carpet was not new upon move-in.

No idea about the black light but carpet has to be pro rated if a tenant is going to lose a partial security deposit. What if the carpet was 15 years old? I don't know what an appropriate ratio is but if the one room was estimated to be $500 to replace, $400 after 1.5 years may seem reasonable. If it wasn't new, how old was it? If you're buying new carpet courtesy of your deposit, the landlord needs to share that info.

We had a house back in college where the previous tenants gave us a copy of all the broke items charged to their security deposit and the landlord didn't fix any of them prior to our arrival. Of course the landlord tried charging us the same a year later.

Seven years is a pretty common figure for carpet life and yes it's prorated. So if the carpet is five years old and needs replacing they could only charge you like 30% the cost of new carpet.

If there aren't any visible stains and the carpet is in at least ok condition at first glance I don't see the landlord going through the process of ripping up and putting in new carpet.

Maybe have the carpets professionally cleaned before move out if you are that worried.
