This observation is anecdotal, but telling.

I've witnessed two brand new developments spring up in the last year, one a block from my work and one a block from my apartment. These are both high-end townhouses, huge and beautiful. Six months ago, my mother went to ask about pricing for one of them - homes started at 590k. Now that development is starting prices in the 300s. Complex number two originally advertised on its billboard 'luxury townhomes from the 600s.' That billboard has been changed in the past three months, and now reads 'luxury townhomes from the 400s.'

I currently live and work near the Fair Oaks Mall, to give you an idea of the neighborhoods I'm talking about. New home prices (at least for townhomes) are falling before my eyes.

Still to expensive for me, but I would give my right arm to own one of those extra spiffy townhomes. Hehe.

Perhaps you should get out more Normie. How old do you think most people are when they receive a Ph.D.? 4 years for an undergraduate degree, 2 years for a Masters, and then typically another 2 to 3 years for a Ph.D. That's 8-9 years total. Why then do you suppose it is so difficult for a 29 year old to have a Ph.D.? In fact, most people who earn a Ph.D. typically do so before their 30th birthday.

Since it concerns you so much, I will admit that I don't bother running a spell check when typing on a bulletin board. Nor do I claim to have a Ph.D. in English or Literature.

I'm not sure I see any real point to this comment of yours. Yes, I have a good job that I enjoy. Unlike yourself Normie, I've never posted my salary on this forum. It was you who posted that you make $300k+ per year. Perhaps you realized how foolish you sounded, because you quickly edited your comment and removed your salary claims a few days after the fact.

For the record, I've never stated anything about my investment portfolio. I simply stated that I am happy with my investments and that I have the freedom to invest a good portion of my income because I chose to rent a home at half the price of buying one, leaving me extra money to invest each month.

Overall, I fail to see why these things are so hard for you to grasp?

Normie has done nothing but spew personal attacks towards me ever since I started posting the Northern VA real estate statistics. He doesn't like the message (i.e. falling home prices) so he attacks the messenger.

I second that... I would much rather debate the home sales data that I'm posting!

The February home sales statistics for Northern VA will be available around the 10th of March. I will post them as soon as I can and look forward to another spirited debate.
