If you are familiar with any of the following neighborhoods in the Gainesville/Haymarket area please share!

Peidmont South
Somerset
Morris Farm
Dominion Valley

A bit of info: We have 2 children-- one in highschool and the 2nd will be entering middle school next year. Our budget is 450k for 3bd/2bath and we are open to either attached or detached homes as long as we have at least some yard for the dogs for the days when weather isn't best for walks. The kids would love a neighborhood pool and a friendly community. We of course seek a generally safe area with great schools.

As for commute, one of us will likely be in Aldie and the other in Gainesville/Bristow area for our jobs. (35 mins or less in commute is desired.)

If you could share any pros/cons to these neighborhoods (or recommend yours) please do! Thanks in advance for yoir help!

I would look into Villages of Piedmont at Leopold's Preserve. With your budget you can get a new townhome, the neighborhood has 2 pools, tennis, basketball and volleyball courts, also multiple playgrounds and a dog park. There is also a 380 acre nature preserve surrounding the neighborhood with miles of trails.

All are nice areas and the area is as safe as they come. Crime free? Of course not but no place really is. I like the location of Morris Farm but know about the homes there other than the area is a good one. Traffic along the Rt 15 corridor is pretty bad but hopefully once the area at 15 and 66 is done things will improve. With Morris Farm you have a few choices on a direction you can travel depending on where you're going.

PWCS will open its 13th high school, currently scheduled for 2021. Out of the neighborhoods you listed, Dominion Valley is the only one that will for sure stay in the same high school. Morris Farm and Somerset will likely move to the new high school. Piedmont South may or may not move. The boundary process hasn't started yet, so my degree of likelihood is based on what makes sense, which PWCS doesn't always follow. Sounds like your child will be in 10th when this happens, so something to consider. Here is a link to the proposed site:

I live near Dominion Valley and like the area. I consider Haymarket and Gainesville to be the same area.

Piedmont and DV are zoned to Battlefield HS and won't likely change with the new HS to open. My son attends Patriot HS (Somerset & Morris Farm) and will say the school is very over crowded. Battlefield is as well, but I don't believe as much. You should take a look at the specialty programs that the different HS's offer as well. Given the commute to Aldie, it might make sense to stay in Haymarket and drive Route 15. I live in Bristow and like living off Linton Hall and being convenient to Atlas Walk. Before the major construction at Route 29/66 interchange, I would never have considered living off 29 because of the congestion, but believe it's gotten better.

As someone that has lived in Bristow since 2003, I would say that there isn't a ton of differences by neighborhood. DV and parts of Piedmont have more expensive homes, but all have pools, HOA's, family friendly, etc.
