22192, you have to search but every now and then there are SFH's around that price.

They do exist around Springfield. You could also look right across the Potomac around National Harbor.

For around $400k you may find a small house, or smaller scale townhouse in parts of Springfield, Falls Church, or Annandale. But the HS district is likely not the best (e.g. Annandale, Lee, Edison, Stuart) if that's a concern for you.


I'd say your best bet is Woodbridge

$350K is the limit, we're not willing to stretch to $400K. But I'll start searching through all the locations you've all mentioned, thanks!

In the lake ridge zip (22192) there are occasionally a 3/2 SFH for under $350k, in nice areas, but they are becoming more rare. Prices have steadily been rising since 2013. It seems may think their 3/2 is now worth at least $400k.

The challenge is beyond the bedrooms and looking at square feet too. You could find a very small, 1960's 3/2 which is quite different than a 3/2 1970's with a full basement that runs around 3,000 sq feet. Apples vs. Oranges. To add confusion, there are other factors too.

I've seen a couple of those houses. They are the type to end up on one of the "Flip" programs on the DIY cable channels.

Nothing inside the beltway unfortunately, not going to happen unless it needs a total rehab. Maybe a random in Springfield or Lorton but nearly impossible to secure at $350,000.. multiple offers will most likely push final price up. Heading West, nothing in Fairfax or Centreville.

Options in Woodbridge, primarily 22193 and 22191. Options in Manassas.

Stafford (and further, Fredericksburg) does open up options, but the commute gets rough.

Sterling? We bought our SFH in Sugarland Run for less than $350k, but that was a few years ago now. Might still be able to find something in that area, though, as our home was technically 5 bedrooms and 2.5 baths.

EDIT: Out of curiosity, I just did a quick search on Redfin. Looks like Manassas and Woodbridge are your best bets.

limiting yourself to Virginia sure limits your choices. More areas of affordability just over the Woodrow Wilson Bridge

Maryland I take it, thanks I'll look there too. We looked at Annapolis a long while ago, but decided it was a little expensive, and maybe less tax friendly than VA?
