Hello,

What can you all tell me about the neighborhood just south of 29 in Falls Church, Greenway Downs? It appears to extend to just north of 50, although the lower half may be a different neighborhood.

What do you think about its future prospects? Crime? Overall attractiveness?

I think that's a good neighborhood - west of Annandale Road and east of Graham Road, between Routes 29 and 50. The housing stock is nice, but the lots aren't huge, so people tend to renovate or do modest additions, rather than tear down and build new houses there.

You also posted recently about Annandale and I'd say Greenway Downs has more upside potential that a townhouse in Annandale just inside the Beltway.

Pretty standard old neighborhood inside the beltway certainly plenty safe. Prospect wise the location is good, but you aren't going to see mega appreciation since the lots aren't big enough for tear downs.

I use it as a cut through from Falls Church to 50. It always struck me as very "black by black" not for safety but more curb appeal and overall attractiveness. Some blocks are gorgeous and well-maintained. Others seem less pristine or a bit dowdy / run down. I have a friend who lives just north of their off Sherrow. They've always liked it.

22042 has 36 registered sex offenders, excluding those incarcerated, three of whom are currently fugitives. And a friend found a roach in his food at New Season Viet, on Rt. 50.

New Season would actually be in Jefferson Village. Greenway Downs only extends down as far as Custis Parkway. And as roaches are served as street-food in Thailand, you might have been thrilled at such a discovery?

As for actual Greenway Downs, I'd describe it as a solid, quiet, conveniently located, wooded, hilly, neighborhood of mostly smaller, older homes. It has some charm and isn't cookie-cutter by any means, but I would doubt that fortunes are about to be made from owning in the area.

I am pretty sure Ffxdata means block by block and I agree with this. I personally like the area but Ffxdata also brings up a good point....try to avoid the cut through streets.

I am not sure if this area includes Jefferson Village but we took the dog for a walk through there a couple of weeks ago and it does seem to be block by block and on some blocks house by house.

My impression is that it is a GREAT location.

My positives:

  • Inside the Beltway.
  • In between Falls Church and Mosaic.
  • Close to 495, 66, 50
  • Close to Tyson's
  • Close to the the new Inova Research and Treatment Center
  • Possible walkability
Negatives:


  • Small lots
  • Street parking in some places can be a mess
I like the area and looked at a few houses there. One was really nice and another was very similar to the home I ended up in for the same price but the lot was half the size and the house was smaller.


If you cross 50 and look on the other side between Graham road the prices are cheaper but there are some run down houses. The school district changes and it is less affluent. Lots sizes seem similar. Some blocks the parking seems to be a huge issue. They are building McMansions there. I personally think the potential return on investment may be higher there but the risk is also higher.

Those are crickets, not roaches, but at least the waitresses weren't card carrying feminazis, complete with Fred Flintstone haircuts, which I hear FCPS is breeding nowadays. "Black by black," don't worry, it is only the Taliban, not Soros' BLM group.
