Boyd, check out the short video near the end of the linked article; it shows the trend. I thought it was interesting.

22202 “full of SFHs”? There are some, but there are TONS of condos and rental apartments in the zip. The city-data site has this info, if interested.

There are a few vacant SFHs that I wish someone would convince the owners to sell to tear down or rehab.

I bought a year ago in Lincolnia/Annandale, and already my home value has increased by 3.2%.

Real estate was somewhat stagnant or stagnating in the areas around Arlington, falls church, and Tyson’s prior to the announcement. Fast forward to today, a year later, and the peripheral areas have seen significant increases. Most values have gone up over 10% in one year in areas like Kingstowne, West Alexandria, Springfield and Fairfax county. That’s what I’ve noticed at least.

Has Amazon even started any operation in Arlington yet? Isn’t a little early to credit them with the increase? I honsly don’t know. I’m just wondering aloud.

Amazon has only brought a few people to the area so far. It's not so much the Amazon jobs that will make a difference in the market, but the developments that support the Amazon site such as a revitalization of the Potomac Yards area, new VA Tech campus, new Metro Station etc. Those will create additional jobs.

Other articles says that Amazon added about 400 jobs to Arlington since last year, which is really only a drop in the bucket. To keep this in perspective, Amazon has added another 3000 jobs in NYC this year, even though NYC is not getting the coveted HQ2. To date, the Arlington real estate feeding frenzy is mostly speculative but should be buttressed by strong economic growth prospects over the next ten years.

Yeah I think people are getting ahead of themselves. The amount of jobs they’ve added in The Bay Area is similar to the NYC number, when you compare that to Arlington it’s a blip on the radar (as of Sept 2019 only 60 people had been hired in the Arlington office) so we still have a while to go before they fulfill even half of their 25,000 job commitment.

But Amazon’s announcement itself signals the area is highly desirable to live and work, which creates demand and expectation. Anywhere inside the VA Beltway is golden.

The majority of young professionals moving into the area for corporate-type jobs are primarily renting apartments, the big story here should be about how the apartment rental industry is booming in this area, I do not believe single-family home sales is a majority here.

Amazon HQ2 housing boom continues to rock northern Virginia


More than a year after Amazon announced it will build its second headquarters in Crystal City, Virginia, home prices in the area continue to soar.

According to housing data released by the Northern Virginia Association of Realtors, the average home sale price in Arlington County’s Alexandria City, Arlington and Fairfax counties rose by 4 percent between 2018 and 2019 — from $590,582 to $614,236.
