Manassas Neighborhood, in between...
....in between Prince William Pkwy and Hillcrest Drive. I see a new development tightly crammed in next to older 1-acre homes. What is the skinny on that neighborhood, specifically the older homes? Our family's looking for a modest home with some land...
On a separate note, all those new developments where unscrupulous developers have raped the land then further dishonored it by vomiting cookie-cutter monstrosities 10' apart from each other... well, it seriously makes me ill. I could live *near*, but not *in*, such an eyesore. No disrespect.

Eh, I wouldn't call the developers unscrupulous for that. After all, folks did/do demand that type of housing. I'd instead call some folks unimaginative. (And, some would say, environmentally negligent based on the energy output of some of these properties)
My perception of that neighborhood is that it's pretty solid - only bad things I can say is it's kinda-sorta close to Georgetown South and some of the not so good areas immediately surrounding it. Not close enough to worry, though. Only other bad thing is that commuting from that location to DC or inner suburbs during rush hour would contain much suckage unless you took VRE or (perhaps) OmniRide.

My commute is to Capitol Hill, so close to VRE is good. And big yard = a couple of good dogs to help protect/alert the fam. And to ward off transients. And developers
Your take on my rant is much more diplomatic. Respect.

What is 169k? The new homes splatted down near the Lake Jackson/Hillcrest intersection? Or is that a reference to prices in the infamous Georgetown South? The place I'm looking at is closer to 250k.

GTS is now 69,000usd--might be a good guideline--or are you going to pretend that your kids won't be in the same schools?

I take it you meant $169k, not $69k. And the elementary school that services the address I am considering (near the previously-mentioned intersection), per the pwcs.edu website, is Bennet Elementary, rated 4/5 stars by Greatschools.net.
I am not arguing that Georgetown South is terrible - and I'm not arguing that it's great. Just that at first glance, the schools servicing the area SOUTH of GTS don't look too shabby. And all that.
-----------
Second glance:
Parkside Middle School is 3/10. Ouch.
-----------T
hird glance:
Osbourn High Scool is 2/10. YOWCH!!
/EDIT: actual HS is Osbourne Park, and it rates 6/10. Not great, but a hell of a sight better than 2/10.
Wow. I guess I have to thank you, sgermanguy, for pointing out the school quality for that area. It's more dramatically bad than I was expecting...
