Well I can comment on Morris Farm because that's where I live. We pay $167 a month. That fee will vary depending on what type of house, but it's all probably within $10 of each other. That fee does include basic cable & internet. Then the standards of trash, snow removal, the pool, the trails etc. I was paying over a $100 a month for cable & internet when we lived in Albuquerque. So to pay $60ish a month for a pool, trash, common area, etc and the peace of mind that my neighbor can't paint their house hot pink is totally worth it to me!

Thank you guys for your information I guess I didn't know much about HOA but you guys are right it is worth it. Thanks heather for your information on Morris farm which is a nice community but we decided to look at other subdivision in Mcclean Va miles away but close to everything.

I live in the gated Piedmont. We just love it. me, my hubby and 5 children... all ages. yes we are ok to pay for the Pools, the playground and all the maintenances around the neighborhood. that is why it looks the way it looks (good , clean and trimmed)No the cable or TV is not included. that is why you may see the sat. dish on some roofs.. (uggly...) we have Fios. the 156 HOA fees is worth when you use all the ameneties. we swimm everyday in summer... you can bring your food or deliver pizza on site for your family... you can have a party in the common places... you train everyday... my son does fitness and weigh lifting sometime until midnight !!! he enjoyed it... we are renting and searching for a home to buy... unpossible under 450k!!!! it is a real pain !!! but all over the net they say that 2011 will be good for buyers !!! because I am on rush, I signed a contract in Westmarket, just outside of our neighborhood...2mn away... I think i will regret something... I still look for a 4BR in piedmont gated... for under 450k so... if you know somebody... please !!!thank you... and yes it is a rip off if you do not use the playground, the gym, if you do not bike, if you do not play tennis, if you do not like to swimm in and out , winter or summer... if you like your neighborhood to look like sh..t with wrecked car in the front yard, or fences all colors, and chickens around... or rabbit cages in some yard... i saw terrible stuff in some other neighborhood... so I choose the gated rule... and guess what ? I am a rebel ! I hate rules ! (depend...)

The horrors, someone might raise some chickens or rabbits. Let's bring up a 2 year old thread to denounce the evils of people raising their own food...

When I'm on my 7200 sf lot and see a brown pile; I know it is just leaves. When I am on HOA property it is probably not leaves.

I live in a 5 year old neighborhood in Loudoun and we have no HOA. You just have to search for them. Real estate agents will often put ''no HOA'' in their ads for houses without them. Also the towns, like Vienna, have no HOA but they do have town taxes that cover things like trash pickup, leaf pickup, snow removal, town activities, playgrounds, and lots of classes for kids and adults. It's a pretty good deal and they don't control what color you paint your house or mailbox!

We've never lived anywhere in NOVA with an HOA and are thankful for it!
