utilities cost in hamilton/ leesburg??
looking at 40 yo homes in loudoun county.
anyone live there and/or have a general understanding of basic utilities costs?
i know we all use varying amounts of water, elec., etc..
i am just hoping to get some folks' actuals, so i can get some ballparks for the home buying budget!

I lived in Leesburg and basically the utilites weren't bad. (search here I did a break down in an old thread)
BUT the water issue is HUGE. If you live in the "city limits" of leesburg your water is pretty cheap. (I believe ours ran about $120 quartly including the sewar rates...family of 5)
If you live in Leesburg not in the "city limits" then the water rate was something like 5x that ammount. (google Leesburg today newspaper for back articles) so, just domehting to keep in mind. You may have a Leesburg address but live outside city limits. (you realtor should know, or ask at the Town center)
I don't know about Hamilton...I think they might get water from Purceville. so I'd investigate that as well. Loudoun county has had summer droughts the last few years and so water rates will probably go up.

I also believe the town of Hamilton pays an additional tax...that is something to investigate also.

anyone have actuals from your house in leesburg, hamilton or purcellville?
water bill?
electric bill?
gas for heat?
with some moves these have been way higher or lower than i projected, so i am just trying to get a good ballpark figure going!

Well what kind of house are you looking into? One with property or one on a small lot? Houses on acreage will be on well and septic most likely and will probably use propane gas. Just a thought to consider.

I just thought of something else. If you are buying a resale, you can ask the owner to provide copies of their utility bills so you can get a really good idea of how much it will run you. Now, I know you of course know even using the house's bills, your costs are going to vary based on your usage.

We are looking at 1100sf single level homes + fin. basement that have been built in the 1950's and 1960's.

Then definitely have your agent (if you have one) ask the listing agent if they can get some ballpark figures based on the current owner's actual bills.
