I'm having problems telling which townhouses are REALLY part of Kingstowne, and which are just putting it into their ads. For example: "Spacious 3 Level Townhouse (Tartan Village/ Kingstowne).

Now when I go to KINGSTOWNE VILLAGES (http://www.kingstowne.org/villages.htm - broken link), Tartan Village isn't listed. So, is it or isn't it, and how can I tell?????

anything inside Bula (sp) and Kinstowne Blvd are townehomes and condos in Kingstowne, once you past over Kingstowne blvd, anything east of Bula is Kingstowne. This only helps if you are actually in the area and not looking on the net, sorry. But if you want to live in Kingstowne, great place-you can't go wrong.

That link you sited with the neighborhoods listed is probably the best way to tell unless you live here and know the boundaries well. Or you could ask here as several of us live in Kingstowne.

Part of the problem is that before Kingstowne was built, and in the early years of Kingstowne's development, it was part of zip code Alexandria 22310. The area grew so much that the post office created new zip code 22315, which includes "official" Kingstowne AND areas surrounding but not part of Kingstowne. The post office notified the residents that they could call their addresses "Alexandria 22315" OR "Kingstowne 22315." So technically anyone in zip code 22315 can label their homes as Kingstowne whether or not they live within the official boundaries.

Oh, and to answer your original question, Tartan Village is NOT part of Kingstowne. In fact there are a couple of other neighborhoods between Kingstowne and Tartan Village.

Well, it must be good, since so many use the term in their ads, even though they aren't actually in it. For an outsider, that makes it very difficult to locate rentals within it. Anyone know of a way to search for Townhouses in the subdivision, or even a way to reliably locate what is there? I will be driving around the area next week, but I'd like to not have to count on seeing a "for rent" sign on the front.

I've made up my mind to rent in the area.

You can go to REALTOR.com - Real Estate Listings & Homes For Sale, click on "Rentals," then type in zip code 22315. Under the description of each property you'll see "Subdivision" and the ones that say Kingstowne actually are in Kingstowne. Good luck!

Beware that if you want to truly be in Kingstowne and have access to the pools and fitness centers that there are a couple sections of Kingstowne that are within the borders mentioned (East of Beulah, North of Telegraph, and south of Manchester and Kingstowne Parkway) that ARE NOT part of Kingstowne. There is a part south of the ToysRUS that has it's own HOA. It is called the Mews something.

Some people advertise the houses with the tag "kingstowne" not to really deceive but to say they are close to the shopping and entertainment etc. Look at the resources previously mentioned, and also check out the Elementary school. If is says Island Creek, then it is Island Creek and not Kingstowne. 80% of the kids go to Lane, about 15% Hayfield, and a small section (north of shopping, west of Van Dorn) go to Franconia.
