I am relocating to Northern Va. and want to know what is so bad about Sterling Park. I researched the Va. State crime reports, and found that Sterling Park is WELL below the national average. I heard that it was gang infested, but can find no data to back it up. I am married with two young children, and Sterling Park happens to have great buys right now due to many foreclosures and short sales. Also, I will be working in the Rockville Md. area, and if anybody knows of any nice places up there that have a reasonable price, please let me know. Rockville seems to be out of my price range, but Silver Spring Md. has some good buys. I don't know anything about any of these places. Any info will be helpful.

#1)The schools in Sterling park 20164 aren't very good.
#2)The crime is higher there than other parts of Sterling.

I would NOT say it's gang infested. There has been gang activity in the past. I'd say more nuesence crime...cars getting broken into, vandelism of property, grafitti, shop lifting from stores...etc..

Are you in the area? Go and drive around on fRiday/Sat evening and past dark...would you feel comfortable letting your kids play outside? Would you take your dog on walk through the neighborhoods after dark? Go check out the local playgrounds at dusk...does it have families or Teenagers just hanging around etc...

For me NO, I would not want to live with my 3 kids in Sterling park right now. I liked that they could play outside in hte neighborhood during the summer after dark. I like to be able to walk the dog after it has cooled down and the kids are in bed (10pm) and not look over my shoulder etc... I liked being able to leave my eldest jome alone babysitting the other 2 when we went out. etc...

There i a reason why the houses there are soo much cheaper.

Search here there are quite a few threads devoted to Sterling and have poeple who live there giving very good advice.

20165 is the best zip in Sterling, great schools, etc...
Cascades is more $$$ but counrtyside neighborhood is not as expensive but is still family friendly and has good schools.


OH...and since you work in Rockville...Leesburg would be a choice as well...take whites ferry over the Potomac about 40 minutes.

Gaithersburg MD is nice and not too far from Rockville. Montgomery county has very good schools.

I would not live in Sterling Park with kids. No, it is not the worst crime area in the country but for sure, the worst in Loudoun County, that is where the majority of the gang activity in Loudoun is located.
If you are working in Rockville, there is another big reason not to live in Sterling, that is quite a commute. Silver Spring is a great area, up and coming, a lot of renovated olf homes, young families and good schools. If you are tied to Loudoun County for some reason, I would look at Potomac Falls or Leesburg and take the ferry like 5stones said.

Sterling Park is fine in terms of crime. Historically, it was a redne, excuse me, agro-american area with a very southern, not-so-educated feel, surrounded by a sea of yuppie suburbs. But with cheap housing and a big new mosque, it became a magnet for central american and south asian immigrants in the mid-to-late 90s, which in many ways was a good thing. If you live north of there in Potomac Falls/Sterling/Cascades, that's a great place if you want neighbors who work late in order to afford a brickface home with vinyl siding and snap-in window panes. After doing this and realizing that their house looks like 50,000 others in Loudoun County, their search for identity takes them to the promised land - the DMV - where they will buy a vanity license plate in order to advertise their hobbies to the other minivan drivers. They will then complain to you about how they live in Potomac Falls zip 20165, and they're thinking of boycotting the merchants in Cascades Plaza zip 20165 who still use a Sterling address. Seriously, it's the most pathetic thing you'll ever see, but it is a good laugh.

Thanks for the info. I am coming up this weekend and I will go check out the area. I was born and raised in Vienna, so am partial to NOVA than to Maryland. I have been gone for 17 years, and am not sure about Sterling. My eventual goal is to move into Vienna, but that will take 2-3 years. I just need a good investment until then, and a safe neighborhood.

I have to agree with you on this. I have lived in 20165 since 1992 and I still use Sterling as my address. It is amazing how people correct me and tell me I live in Potomac Falls. Being a redneck I ignore them (incidentally check out that name on Wikipedia, the term originated with the Ulster Scots and later refers to striking coal miners in WV).

The huge issue for steering people to 20165 instead of Sterling park...
IS as I said #1 THE schools they are alot better.

It is a shame that Sterling gets such a bad rap...most of it is very nice.

Sterling Park has some great houses with bigger yards etc... but for me NO, I would not move into there just hoping it will "turn around". The daily minor teenage crimes would get old etc... Plus the other I HATE about it is all the cars Parked along the street etc... looks like a used car lot at times. (but that bugged me about countryside as well)

For your Rockville commute.....
I do urge to look in Leesburg for some real bargins. (30 minutes faster than Sterling on most days) The older neighborhood off of Edwards Ferry and Cherry Tree ...(appletree, Birch etc...) has some nice older homes on 1/2 acre lots VERY well maintained etc... I would love to have Sterling park turn into an area like this. It's pretty blue collar and Teachers, school bus drivers postal workers etc... but very FAmily friendly etc... lots of pride in ownership.

Ahhh, I see where you are going with this. I will be curious to see what people say but my answer would be:

1. Don't live there
2. Don't live there
3. Don't live there

No, really I think I would go LT, SP, BC. Hmmm, now that I have typed that, I might switch one and two, but BC definitely last and worst.
