We've been quoted a price of $2,600 !!! to install a new 50 gallon natural gas hot water tank in our home - that's cost of tank and installation. Is that seriously the going prices today or am I being totally ripped off? I haven't had a new one installed in some time.

A bit high according to HomeWyse (they tend to lowball prices), but depending on the installer - licensed, insured and so forth - not outrageous especially if they have to replumb and dispose of some things. New hot water heaters are larger due to insulation and hence plumbing changes might be needed. Keep in mind that there is a shortage of plumbers and companies are paying a premium to hire and retain them.

How many quotes did you get? I'd get at least 2 more so you have a general idea what the going rate is.

I just took a look at Washington Consumer Checkbook, my bible for all things house-related. I came across one February 2023 review for a company in Annandale (A-A Annandale Plumbing Heating & Cooling) in which the rater said he had several quotes for replacing a 50 gallon hot water tank that ranged from $2,000 to $3,500. He went with the above company but did not specify what price he actually paid, although it sounded like it was something above $2,000. He was very pleased with their work.

So it sounds as if your $2,600 quote is in the ballpark. I'd suggest you stay away from the very large companies who advertise on TV and, as oneasterisk suggested above, get a couple of quotes, preferably from smaller family-owned businesses. FYI, five years ago it cost me about $1,650 to replace a hot water tank.

500 for the unit...with some care, you can get one that matches physical size and no venting modifications or sheet metal cutting are necessary. Water lines can be easily modified. Depends on jurisdiction, but is a DIY project in a lot of places. A plumber friend in NoVa charges 45 per hour...and has more work than he needs, even without proper licensing. Accessibility can be an issue, but they can do three or more per day...Look at the new SharkBite connectors...plumbers are in tears because their torch toy is not required.

For a natural gas hot water heater replacement, the locality will require a permit. Without that and an issue like a fire, homeowner insurance might not pay claiming it is negligence. http://fairfaxcounty.elaws.us/code/cid10051/61-1-3/. While the link is for Fairfax, they are following Code which applies to all localities.

Be sure the contractor is licensed by DPOR. In VA, licensed contractors pay into the Contractor Transaction Recovery Fund. My neighbor is 92 and I helped him with his claim from the recovery fund. With unlicensed contractors, customers loose that remedy.

The permit can cost over $50; that should be included in the price.

Home Depot installed a new 50gal tank in my house for $1269 back in 2018.

Thank you all. I did contact two other companies and one came out this morning. Honest their quote was $4,300/6 year warranty from the factory and the other was $5,500/12 year warranty. These prices are insane!

I was talking to my neighbor the other day and he mentioned getting a electric hot water replaced last year for 3k.

I agree prices are definitely higher. I'm having a French door replaced the first quote can't in at 8500. It was a smaller company that I thought I'd try out since they've done good work in the past. Instead I'm getting it done through Lowes for 2700. Still more than the 1400 I paid 15 years ago, but it needs replacement and i don't want the wood floors damaged if I let it go longer
