Can anyone provide more info about living inside the gates at Belmont Country Club? Kids, schools, lifestyle, and commute to Reston/Herndon area are key points of interest.

Can't say too much other than we almost bought a townhome in there. It is very nice and exclusive...I believe the schools are the same as what ours are (Ashburn) and they are good.
The thing we found a little crazy was the HOA fee every month-$250 or something like that. Yes it pays for cable and some other things, but we didn't want to have to use their cable company (which I think is Verizon and my hubby wanted Comcast?) and I think it is an additional $100 a month for a social membership to the club. (I am not positive on the numbers but I think I am pretty close) To us it just wasn't worth all of those fees. Plus, we are not really country club kind of people... If that is your thing and you don't mind the fees, then you will probably love it there. I would suggest having your realtor take you there and walk around, meet some of your potential neighbors and just get a good feel for it. (I HIGHLY recommend meeting the neighbors. When we bought that is what I did and I just went and knocked on the door, told them I was thinking of buying the home next door and if they could tell me about living there) Not only are people interested in telling you ALL about the neighborhood (even who does what) but it is a good way to feel out the type of people you will be surrounding yourselves with. Beware of the people that live in Belmont Country Club. People "size you up" and segregate each other based on what street you live due to the different price points for the houses. The latest discrimination started when they built some houses outside the gates of Belmont. These new houses are part of Belmont, but do not have club priviledges. Those homeowners are considered the "lowest rung" on the social ladder.

very good schools.
very low crime. kinda stepfordish. close to Ashburn amenities and the new town center area. very high HOA. distance to herndon probably about 20minutes depending on traffic etc... Reston about 30minutes. |

Belmont CC is a very nice place to live. The fees are higher inside the gate as they take care of your lawn/shovel snow on top of normal trash. There are a variety of homes inside and there is a good size "young" crowd with middle school and under aged kids. There are also the older folks who were fortunate to buy pre sale or in the very beginning for around 500k and saw their homes appreciate over 1 million even in this bad real estate market and you can tell by the huge decks they all have.
Everyone has basic membership for $80 mo. This "social" membership is mandatory for all in BCC not just those inside the gate. Social membership is for the pool, tennis and eating, Fitness, adult pool, separate tennis and golf require membership that can be very expensive monthly and in terms of initiation fee. That is the major downfall. I live in a 4000+ sq foot single family outside the gates and do not have any inferiority complex about that at all. The average age on my block is probably 40 with 2 kids, my neighbors are awesome and the community is one that I am very comfortable with. The only issue you have is with people who don't like the perception that you live in a "country club development" and you get even more of that if you live in the more established Lansdowne. Most of those folks would trade homes with you in a minute and the reality is you need to be comfortable in yourself and your neighbors not someone else's perception. I suggest you go there on a weekend, check out the many families with their kids at the pool and playground, see the residents walking around and judge it on that. Plus with plunging prices you can really get a bargain in there, good luck with your search. Oh and my wife works near WorldGate in Herndon and it takes her approx 20 min in the morning to get to work, 30-35 in heavy traffic |
