my wife was looking at occoquan forest, said it sounded nice, a little pricier than other areas around manassas. wanted more info. anybody have any input?

I recall looking at a house in that neighborhood back in 2003 before I moved away from the DC area (but moved back this year). Anyway, I loved the neighborhood -- tons of trees and the house I was looking at was beautful, on an acre of land, overlooking the river. Ultimately, I passed on making an offer because it was VERY far from DC where I worked. If you work in DC and you do not mind an hour and a half commute, it is a great neighborhood and you get a lot of house for your dollar (in terms of DC prices). If you work nearby or are set on living in Manassas, it would be a great choice of neighborhoods.

I lived there for almost 20 years. The HOA got a bit aggressive and we got sick and tired of their tactics. We found a legal loophole that eliminated Section 1 from the HOA. Now I don't know about the rest. But it's really mixed in home style and they are trying to keep everything natural, no street lights, etc. I really liked it there and I only left due to divorce. You can get as involved with the HOA as you want or as little. But like everywhere else, the neighborhood has not been safe from the economy and has had it's proportionate share of problems.

I also recommend you not to use the listing agent as your agent. This is a neighborhood with a history (the HOA, community water system operated by county, several private roads) and I recommend you have someone that is 100% representing your interests.

You should try Stonewall Manor, 1/2 acre wooded lots and a better commute. Richmond American just started in there at 399,990 nice amenity community.
